The 2,823.24 hectare property is situated on May Downs Road, approximately 195km north-west of Rockhampton and 203 kilometres south of Mackay.

Yatton comprises a mix of developed brigalow and softwood scrub country extending onto fertile black soil flats along approximately 3.5km of frontage to the Isaac River.

Over recent years, considerable work has been undertaken across the property, including pasture development, vegetation management, water infrastructure and improvements to livestock handling facilities.
