With four properties sold prior to auction, and 10 sold under the hammer, the event resulted in a 47 per cent clearance, well above last week's Queensland average.

A standout sale was that of 15/1 Pacific Boulevard, Buddina, which sold under the hammer for $3.65 million. The property, marketed by Ray White Mooloolaba agent Ryan Bradeley, sold to a local family looking to the future.

Another standout was the sale of 6/21 Clearview Court, Buderim, marketed by Ray White Kawana Waters agents Jacob Hussey and Paul Leydin, which sold under the hammer for $2.85 million after previously being for sale with another agent for nearly 12 months.

Ray White Mooloolaba and Kawana Waters director and auctioneer James Goldsworthy said, despite the changing market conditions, there were still plenty of buyers out there.

“Buyers are price sensitive, but make no mistake, they are ready, willing and able to buy,” he said.

“We had multiple bidders competing on multiple properties in the room. That's not a soft market, that's a motivated one.”

Mr Goldsworthy said the results came off the back of serious groundwork. One property required two trips to auction before finding the right outcome, with agent Adam Budd logging 674 calls to buyers over the course of the campaign to get there for his sellers.

“That's the kind of hard work this market demands right now," Mr Goldsworthy said.

“Adam's result on that property didn't happen by accident, it happened because he refused to stop until he found the buyer.”

Ray White Mooloolaba and Kawana Waters auctioneer Tiera Butkus said the results achieved at Auctions at Avani were built long before auction day.

“The outcomes resulted from weeks of preparation, communication and disciplined follow up from our team,” she said.

“We worked hard to ensure buyers were informed and ready to compete, while sellers were equally prepared and confident in the strategy behind their campaign.

“That alignment reflects the training, support and tools available within Ray White Mooloolaba and Kawana Waters, where agents are equipped to perform in changing market conditions.”

There will be another opportunity to secure Sunshine Coast property at next week’s event, Auctions at Altitude, where Ray White Maroochydore and Buderim will send 28 lots to auction on Thursday, July 9.
