A new residential land release is set to launch within Brisbane's tightly held inner east, with the first 10 home sites now available. Development of the new riverfront address is complete and titles are progressing toward registration.

Positioned within the landmark Bulimba Barracks precinct, the land forms part of a rare 20.73-ha master-planned riverfront community located just five kilometres from the Brisbane CBD.

The broader community will comprise 75 residential land lots. The initial release is being offered to market through Scott Darwon and Fiona Berkman of Ray White Bulimba and Matthew Hackett of Place.

The first release includes 10 homesites across Baldwin Street, Griffin Street, Carbeen Street and Hood Street, with lot sizes ranging from approximately 305sqm to 550sqm.

Strong early enquiry is anticipated from buyers seeking a rare opportunity to build within one of Brisbane's most tightly held riverfront suburbs.

Designed as a connected lifestyle community, Bulimba Collections has been carefully planned to incorporate active and passive recreation spaces, generous landscaped parkland and future retail amenity, including a planned supermarket, dining and everyday convenience services.

Future residents will be moments from the Brisbane River and nearby riverwalk connections, with easy walking distance to Oxford Street's dining, cafes, cinemas and boutique retail. The adjoining Apollo Road ferry terminal provides direct CityCAT access to the CBD, New Farm and Teneriffe, with bus services also at the doorstep.

The vision for Bulimba Barracks centres on delivering a long-term residential community that balances connectivity, green space and lifestyle within an established inner-city setting.

Developer Shayher Group is recognised for delivering considered residential developments with a strong focus on quality urban outcomes, liveability and enduring community design.

The first release continues that approach, bringing a new collection of homesites to one of Brisbane's most sought-after riverfront locations.

The release is expected to appeal to owner-occupiers, families and downsizers looking to secure land within an established suburb where future supply remains limited.

Ray White East Brisbane and Bulimba principal Scott Darwon said that in almost two decades selling property in Brisbane's inner east, a release of this scale and calibre on the river was genuinely unprecedented.

"Once the 75 homesites at Bulimba Barracks are absorbed into the market, we simply won't see another opportunity of this kind in the suburb again,” Mr Darwon said.

"Shayher Group has set a new benchmark for masterplanned communities in inner Brisbane.

"The retention of the heritage barge workshop, the riverwalk, the public parkland and the future retail precinct, it's the most thoughtfully resolved residential community we've seen come to the inner east in a generation.
