The landmark four-bedroom property at 13 Kirbister Street drew massive crowd engagement throughout its campaign, attracting more than 120 groups through the doors and generating significant buzz before ultimately securing the historic Pascoe Vale record.

While the home initially went to auction and attracted a strong $2.8 million bid, it passed in and hit the market shortly after with a $3,000,000 price tag.

Ray White Brunswick principal Jamil Allouche said it did not take long for the right buyer to recognise the home's rare caliber and push the final sale price to the milestone $3 million mark.

“We had a buyer come in who was super keen,” Mr Allouche said.

“They were downsizers who saw the immense value in the build. It was a local buyer from the northern and eastern suburbs - empty nesters moving locally to stay close to family in the area.

According to Mr Allouche, the ultimate drawcard was the home’s flawless execution and highly functional floor plan.

“It was a French Provincial done really well, ticking every single box. It’s just a gorgeous home on a nice block, complete with a pool,” Mr Allouche said.

“The market at the moment has definitely shifted from 12 to 18 months ago, but there is definitely still activity and touchpoints there.

“It’s still a strong market, but you have to be more cautious with your buyers. It's about talking them through the process and creating the right platform for the sale.”
