Artist Pat Kinghorne has decided now is the right time to downsize and sell her magnificent freestanding Federation house in Randwick which has been in her family for more than 55 years.

Ray White Woollahra Director of Sales Clay Brodie said the single story freestanding federation home at 13 Ethne Ave was on one of the best streets in Randwick.

“It really is a rare offering with dual street access, it would be very difficult to find something that replicates the home,” Mr Brodie said.

“Behind a beautiful Federation façade with original tesselated tiles this wonderfully maintained home has been renovated and recently repainted and opens into a fluid layout that unites its character charm with spacious proportions and cross breezes.”

The property goes to auction on October 5 at 1:30pm on-site.

Ms Kinghorne said her favourite room in the house is the sunroom at the back, which is north easterly facing and basks in the warm sunlight.

The 77-year-old active retiree who swims in four different swimming groups weekly, including the Bondi Icebergs each Sunday, said the area was very quiet given it’s on a cul de sac. She said it’s just a stroll to Frenchmans Road.

“You don’t even need a car here as it’s so easy to get to Bondi Junction, Coogee, the airport and the city on the buses as they run so frequently and it’s only a 15 minute walk to the new light rail at the races,” Ms Kinghorne said.

“The house is at least 10 degrees cooler in Summer, and I have never even owned a fan.

“My parents bought the house in the 1960s. It’s been wonderful house for me, with such easy access across all of Sydney. It’s a wonderful community here but for me now is the time to downsize into a retirement village. I am looking forward to the next phase.”
