AT A TIME when some off the plan projects are doing it tough in Sydney, Ray White Double Bay agent Daniel Ungar just sold four luxury apartments worth more than $13 million in Rose Bay.

With more than 16 years sales experience. Mr Ungar is a Ray White elite performer who was born and raised in Vaucluse.

He knows the eastern suburbs like the back of his hand and understand that well designed luxury projects will always be in demand.

“High end buyers are still moving forward with off the plan sales and especially in developments that are recognised by design awards. It shows the quality that is being built locally and the confidence is definitely back with developers with a track record,” he said.

The Belgravia project at 49 Spencer Street, Rose Bay (pictured above) just won the Woollahra Municipal Council’s design excellence award, a coveted prize as it’s only held every four years.

The developer Charas constructions who employed the services of award winning architects MHN Design Union has another luxury project coming up in Rose Bay that Mr Ungar will be marketing soon. The Belgravia is now 100 per cent sold.

Last week Mr Ungar sold three x 3br apartments and one x 1br bedroom apartment in The Carlisle Rose Bay (pictured here) located at 33 Carlisle Street, Rose Bay. The $45 million project by Charas constructions is attracting strong enquiry.

He also has other apartments pending exchange of contracts in this development worth $7 million in sales.

The buyers are mainly locals downsizing yet not willing to compromise when looking for a luxury low maintenance home in a quiet location with close walking proximity to Rose Bay shops and the beaches.

Mr Ungar believed the key difference with his sales success as the relationships he has with his buyers.

“These are boutique buildings that are typically targeted towards buyers who want to move out of their larger homes and have a change in lifestyle. We are also seeing a lot of the buyers starting to move over from the north shore to be closer to their children and grandchildren,” Mr Ungar said.

“What has also helped me achieve these sales is the amount of potential buyers I am able to meet through Ray White Double Bay.

“As market leaders in the eastern suburbs with a large market share we have more opportunities to meet prospective buyers through our extensive database and buyers inspecting our established homes.

“I have two new developments coming to the market in Rose Bay in the coming months with fantastic design and street appeal and incorporating large internal and external space. What will be appealing is the size and finishes.

“A selection of the apartments will have unique attributes that include small plunge pools and some will have private single whole level floor plans which based on feedback seem to be in strong demand.”
