Location: Comanche is located in the Glenroy district 1* hour drive to the City of Rockhampton (86* kilometres) and 1* hour to the township of Marlborough (72* kilometres).
Area and tenure: 7,599.592* hectares - 18,778* acres, tenure is freehold.
Markets: 2 export abattoirs situated in Rockhampton (Teys Australia and JBS) and Borthwicks Mackay. Central Queensland Livestock Exchange at Gracemere.
Country: Excellent mixture of frost free softwood, brigalow and belah scrub, rich alluvial river flats with bottletree and bauhinia. Comanche enjoys 9* kilometres single frontage to the Fitzroy River. 2,500* acres has previously been cultivated and a further 4,500* acres sticked raked since 2015.
Pastures: Improved pastures of Green Panic, Bambatsi Panic, Biloela Buffel, Gayndah Buffel, and Callide Rhodes, Urachloa and soft native grasses. 424* acres of established Cunningham Leuceana of which 400* acres is under 3 centre pivots. Water: An electric submersible pump located on the Fitzroy River supplies 6 x 10,000 gallon poly Tanks, a dam equipped with a solar pump and a diesel backup pump also supplies this system. Semi-permanent creeks and river access, 16 dams and 5 other tanks. 5 bores that are not currently used.
Irrigation licence: Water allocation of 864 megalitres nominal volume from the Fitzroy River.
Irrigation infrastructure: 90* hectare (220* acre) T&L hydraulic centre pivot, sown to Cunningham leucaena. 2 x 36* hectare (90* acres each pad) centre pivots, sown to Cunningham leucaena.
Feedlot complex: 12 feedlot pens with feed bunks and cement aprons. Milling complex, grain and silage storage.
Fencing: Laneway system including squares that service all paddocks. Subdivided into 27* main paddocks plus holding paddocks with 4 barb fencing , steel gateways and assemblies.
Cattle Yards: Large set of steel cattle yards constructed in 2007 with a capacity of 1,000* head. The yards are covered by a high clearance roof allowing good airflow and the work areas are concreted. Accommodation: The main homestead is a architecturally design lowset home with wide screened verandahs and living areas and is set in a picturesque setting overlooking the Fitzroy River flats and ranges. Other accommodation comprises the Manager's residence, 2 cottages and quarters.

Carrying Capacity: Inspection of Comanche' will show that the owners stock the property conservatively averaging 3,500 adult equivalent (average liveweight of 400 kilograms and 1 to 6.25 acres), cropping and irrigating of the leucaena will improve carrying capacity, plus there is the opportunity to utilise the feedlot.
