Set on a flat 1022sqm allotment at 3057 Forest Hills Drive, the home was designed by acclaimed building and interior designer Luke Holmes of Luke Holmes Design, and constructed over an 18-month build by renowned Gold Coast builder Brett Ward Homes.
"The builder did an amazing job, everything turned out pretty amazing, to be honest," Mr Clifford said.
The flat topography of the block was central to the design brief, shaping a layout that opens onto an expansive rear yard adjoining parkland.
"We love the fact that the whole block is completely flat, even the driveway is flat," Clifford said.
"The way the home fans out, the floor opens up at the back, so you get a massive backyard, and right behind the house is a park, which has been so good for the kids.”
The single-level floorplan was a deliberate choice, reflecting both practicality and personal preference.
"I just love it being single level for my kids. My wife has always lived in a big single-storey house. I just fell in love with that style of home," Mr Clifford said.
Designed with generosity and light in mind, the residence features soaring high ceilings, expansive glazing and a central skylight.
At the heart of the four-bedroom, three-bathroom home sits a designer kitchen equipped with fully integrated appliances and a chef’s butler’s pantry, flowing past an internal garden courtyard view into open-plan living and dining areas complete with a discreet bar nook.
"There's a lot of natural light, you don't even have to turn the lights on to get into any room," Mr Clifford said.
Mr Clifford, who has competed internationally throughout his career, said the home's setting compared favourably to high-end residential estates he had encountered overseas.
"It really reminds me of an ultra-wealthy estate in the US, like Calabasas, California.”
"It's the safety and the security, the facilities around the place - the park, the tennis courts, the golf courses, a basketball court just behind us. You get around the whole neighbourhood by buggy."
The marina access has also been a drawcard, with the world champion keeping a boat close by for both training and family time.
"I've got easy access to my boat, I can just take the buggy down, go away for a few hours, come back," Mr Clifford said. "We obviously enjoy the boat as a family too."
The sale follows the family's relocation further south on the Gold Coast, to be closer to their daughter's school.
"It's a bit sad that we actually have to leave, to be honest," Mr Clifford said. "Ideally, I'd just pick this exact house up and drop it down wherever we're going next."
The listing comes amid continued strength at the top end of the Gold Coast property market.
"This is an opportunity to secure a bespoke, master-built residence in one of the Gold Coast's most tightly held enclaves," listing agent Matt Gates, of Ray White Sanctuary Cove, said.
"We're expecting significant interest from both local and interstate buyers."
