Spanning 1294.9 hecatres near Gumlu with 1052.1 hectares currently under active cultivation, the asset combines high-yielding self-mulching black soils and fertile red loam pockets with a frost-free climate. 

Water security is a central feature, backed by a 2,350ML irrigation allocation from Wangaratta Creek, dual water licenses, two unregulated domestic bores, and a further 5,000ml overland flow potential supported by engineering reports.
