The top result for the day went to Ray White Eastern Beaches director Angus Gorrie, who sold 48 Mermaid Avenue, Maroubra under the hammer for $7 million.
The highest number of registered bidders nationally was Ray White Carnegie sales agent John Pantelios’ auction at 1/2A Railway Road, Carnegie with 8 registered bidders and 6 active bidders.
Ray White scheduled 728 auctions nationally this week, up from 672 the week prior.
Thomas McGlynn, Ray White CEO of Performance and Value, said there’s a remarkable amount of consistency in the inconsistency of the property market at the moment.
“Ray White’s national auction clearance rate finished at 40.7 per cent this week, barely moving from 40.4 per cent last week, despite more properties going under the hammer,” Mr McGlynn said.
“Beneath those headline numbers, however, we’re continuing to see quite different results across individual markets, along with some softer signs in buyer activity this week,” he said.
“Both average active bidders and attendance at open homes declined, suggesting the market is still finding its feet in an economic environment that buyers and sellers are continuing to adjust to.”
I think one of the challenges with the current market is that the relative consistency in the national numbers can give the impression that conditions have stabilised, when the experience on the ground is often quite different, Mr McGlynn said.
“We’re hearing from our members across the country that buyer activity remains subdued, although those buyers who are actively looking are still showing a genuine willingness to transact,” he said.
“The challenge continues to be the gap between what buyers are prepared to pay and what sellers are willing to accept, which is making it harder for transactions to come together.
“It’s another reminder that the national numbers don’t always tell the full story, and why understanding what’s happening in your own local market is just as important as following the broader trends.”
New South Wales
Ray White New South Wales Head of Performance Callum Hogan said the reaction from last month’s interest rate rise was becoming increasingly evident across the New South Wales auction market.
“Buyers are questioning whether values have reached their bottom; however, it is creating hesitation around commitment rather than a lack of interest,” Mr Hogan said.
“Beneath that uncertainty, competition remains, with Ray White New South Wales recording a 52.4 per cent auction clearance rate this week.
“While much of the commentary centres on declining confidence, the opportunity in this market is being overlooked.
“Buyer activity remains strong, but converting that interest into commitment requires greater strategy. Ray White’s results continue to demonstrate that auction is outperforming private treaty, reinforcing the importance of competition and transparent price discovery in a market where buyers are increasingly cautious.”
Mr Hogan said the balance of power may have shifted towards buyers, but that doesn’t diminish the opportunity for sellers.
“Those who are responsive and prepared to meet the market are still achieving strong outcomes.
“The days of opportunistic selling are behind us. This market is rewarding those prepared to create opportunity, rather than wait for confidence to return.”

He said he had 40-50 inspections throughout the campaign with around 95 per cent of attendees being owner occupiers.
Victoria
Ray White Victoria and Tasmania chief auctioneer Luke Banitsiotis said that despite initial industry concerns that new reserve price disclosure requirements would drive vendors toward private treaty, the data suggests that Victorian vendors have not abandoned the auction method.
“In fact, since the introduction of these regulations, only 10.5 per cent of auctions have switched to private treaty, a decrease from the 11.8 per cent recorded prior to disclosure,” he said.
“This resilience contrasts with other states, where switches to private treaty have risen from 14.4 per cent to 19.1 per cent over the same period, reinforcing the auction’s continued status as Victoria’s primary and preferred method of sale.
“Clearance rates provide further insight into the market's performance under these conditions.
“The broader, more inclusive clearance rate, which accounts for properties sold prior to auction, has shown recent improvement, rising to 46 per cent from 43 per cent in the previous week.
“However, when isolating performance "on the day," the clearance rate has eased, currently sitting at 40.7 per cent compared to 54.7 per cent before the disclosure requirements.”
He said longer-term data remains compelling, with 45-day clearance rates for auctions sitting significantly higher at 64 per cent compared to 45 per cent for private treaty listings.

Mr Rodrigues, 41, said he liked that the property was close to schools and highways and plans to rent it out.
Mr Mercieca said despite the wet weather there was a decent crowd who watched the auction unfold.
“The seller was an older man, aged 95, who had passed away as the property was listed,” he said.
“It was an emotional sale as we were dealing with the kids.”

Mr Chokshi said people loved the location, but they also liked that it was a turnkey home and that nothing needed to be done.

Meanwhile on Thursday night the BMW Motorline auction event saw exceptional results under the hammer, demonstrating relentless buyer demand across local pockets.
Delivering an 85.7 per cent clearance rate across 21 scheduled properties, 18 homes were sold, generating an impressive $15,223,786 in total sales volume.
Ray White Rochedale Head of Growth - Chief Auctioneer Daniel Diamantopoulos said the depth of engagement remained high throughout the order of sale, with 51 registered bidders competing across the campaign - averaging well over two active bidders per property and keeping tension high in auction rooms and on-site driveways alike.
The standout performer of the day - and taking out top sale honours - was 17 Foot Street, Acacia Ridge.
Consisting of a block of nine units on a single title, the asset ignited fiercely competitive bidding among 13 registered buyers.
Driven by strong investor appetite for high-density, income-producing holdings, the hammer finally fell at $1,732,000, shattering the $1.4 million reserve by $332,000 (23.7 per cent).
Mr Diamantopoulos said despite the challenging market conditions we've experienced over recent months, the results were a fantastic reminder that buyers are still very much in the market and prepared to compete for the right property.
“We're certainly seeing a more selective and considered buyer pool,” Mr Diamantopoulos said.
“Purchasers are doing their homework, taking their time and being more cautious with their decisions.
“However, when a property is positioned correctly, the campaign is executed well and sellers are aligned with market expectations, we're still seeing some exceptional results.
“The standout for me was 17 Foot Street, Acacia Ridge, where 13 registered bidders competed for the property, ultimately achieving $332,000 above reserve.
“That's a tremendous result and a great example of what genuine competition can deliver.”
Our agents have been working exceptionally hard in what has been a challenging environment, and to achieve 18 sales from 21 campaigns is a fantastic reflection of their preparation, commitment and willingness to have the right conversations with their sellers, he said.
South Australia
Ray White South Australian chief auctioneer John Morris said prices were softening and buyers were becoming more cautious.
“But there are still plenty of positives to take out of the changing property market, particularly in South Australia,” Mr Morris said.
“The buyers haven't disappeared. They're simply becoming more selective. Properties are still selling, and there is still plenty of opportunity out there.”
What has changed is the importance of having a good agent, Mr Morris said.
“In a rising market, the market itself does the heavy listing. In a falling market, communication, negotiation, accurate pricing, and creating urgency becomes absolutely critical,” he said.
“And that's why I believe auctions are more important now than ever before.
“It is not just about selling under the hammer. It's about creating competition, establishing genuine market value, and achieving a result in the shortest possible time frame.
“Because in a declining market, time can be expensive.”
We're also seeing opportunities emerge for buyers who may have been priced out over recent years, which is another positive, Mr Morris said.
“The market hasn't stopped. It's adjusting. And with every adjustment comes opportunity.”
