    The three blocks at 10-12 Bay Street, Mosman were offered as three individual lots via an expressions of interest campaign, and all three lots have now sold, delivering a combined $33 million+ for Bryan and Rachelle Rose. The result underscores continued demand for trophy waterfront land on Sydney's Lower North Shore.

    The sale was negotiated by Geoff Smith and Sabriona Gao of Ray White Lower North Shore Group, who said the result reflected the rarity of the offering.

    "These blocks were so special," Mr Smith said. "This was the most significant waterfront holding with private beaches available in some time, and the result reflects that. The combination of size, frontage, private beach access, and development readiness had never been available in a single package with deep water boating facilities."

    The Roses purchased the property in 2017 with plans to build a family home at Quakers Hat Bay, and lived in the existing house on Lot 2 before excavating the site in 2022 to make way for a DA-approved residence designed by architect Mark Broadley. With their children now grown, the couple opted to bring the holding to market, offering buyers the chance to build architect-designed homes across the three titles.

    Lot 1 (approx. 1,683sqm) offered scope for a five-to-six-bedroom home with an infinity pool and four-car garage; Lot 2 (approx. 2,610sqm) came with a DA-approved three-level residence including a boatshed and marina berth approved for a 17.4m vessel; and Lot 3 (approx. 930sqm) offered a level, parkland-adjacent site with harbour access.

    Bordered by permanent parkland, the combined holding offered approximately 50m of uninterrupted harbour frontage, a scale rarely seen in the tightly held Mosman waterfront precinct.
