Yet, in the rugged Blue Mountains property market, a three-bedder at 180 Great Western Highway, Blackheath sold under the hammer on Sunday for $425,000.

Ray White Upper Blue Mountains sales agent Blake Caldwell marketed the property which attracted seven registered bidders, five of whom were active.

The property, located just 750 metres from Blackheath village on a generous 778sqm block, was a deceased estate.

Left untouched after the owner passed away 15 years ago, it had evolved from a home into a deteriorating storage unit.

The original structure was built like a fortress with double brick, but subsequent “tacked-on” extensions, a collapsing roof structure, and heavily damaged flooring turned it into a high-stakes obstacle course.

Mr Caldwell said the photos did not do the property justice.

“It was much worse in person,” Mr Caldwell said.

“The original part of the house was entirely double brick, the flooring was heavily damaged, and the roof structure had severely deteriorated.

“It was a complete storage unit for the owner, which was sold strictly 'as-is'.”

During a four-week campaign, Mr Caldwell guided 20 separate parties through inspections, but not before handing them a clipboard.

“Because of the sheer hazard level, everyone I had inspect the property was required to sign a safety waiver beforehand,” Mr Caldwell said.

While most looked at the property and saw a horror movie set, one adventurous mum and dad investor duo saw their next great weekend project.

No strangers to the property flipping game, the couple snapped up the property, aligning their bid perfectly with the underlying land value.

“We knew it was going to sell, and honestly, we weren't surprised it went at that price point,” Mr Caldwell said.

“In the current market, $425,000 doesn't buy you too much in the mountains. This was always about the incredible village-side opportunity and the site's footprint.”

The site features a 16-metre frontage, and rear access via Bridges Street.

Mr Blake said the property can be restored or knocked down and rebuilt (STCA).
