AUCTIONS aren’t just good theatre, the sale method could also make vendors more than 12 per cent more on their property.

In August, the price gap between auctioned properties that sold prior and those that sold under the hammer was a massive 13.29 per cent, despite that 24.10 per cent of all auction properties sold prior to auction.So far, in September that number has continued to stay strong with homes selling under the hammer on average 12.37 per cent more than if they were sold prior to auction. Again, despite this number which represents in many cases more than $100,000 on top of the sale price, a further 22.89 per cent of Ray White auction stock didn’t make it to game day this month. This means that hundreds of properties are selling before they have had a chance to test the market fully and potentially losing vendors tens of thousands of dollars.Throughout the month, the Ray White Group recorded a national auction day clearance rate of 83 per cent. Meanwhile, average registered bidder and active bidder numbers came in at 8.5 and 4.2 respectively. With all of this in mind, it appears that vendors are taking far more of a risk on their investment by selling their property prior than if they went to auction.
