With more than 3000 Ray White auctions booked so far this month across Australia, momentum keeps building across all markets, with Sydney shining brightly today with an 80 per cent clearance rate across the harbour city.

Today the leading group had 446 auctions scheduled to go under the hammer, recording an average of 4.6 registered bidders per auction nationally and 2.9 actively participating.

Some new data that our auction team is now collecting shows us that 65 per cent of the group’s sellers were owner occupiers and 27 per cent were investors. Some 71 per cent of our buyers were owner occupiers with 23 per cent investors.

Ray White NSW Chief Auctioneer Alex Pattaro said today’s auctions had been very strong.

“Premium properties across all of Sydney continue to be the first choice for buyers, helping sellers achieve incredible property prices under the auction hammer. Second and third tier properties are seeing a lesser number of buyers and competition at their auctions simply due to the high number of properties within the market,” Mr Pattaro said.

“With little stock expected to come to market between now and the end of the year due to the Christmas break, it makes a great time to sell as there’s less competition within the market and the buyer pool starts to fill up again.

Kicking off the day early was this incredible auction sale which just smashed the Randwick suburb record of $8.525 million by $445,000. Dynamic agent Kate Smith said the new buyers live in the suburb and love the street. “It was a great result for my sellers. No doubt everyone feels fatigued - all our buyers and sellers - which is completely natural at the end of the long year that we’ve all had. However, the market is still strong with plenty of people looking to transact. I think 2022 will start strong after a pause for the holidays,” Ms Smith said.

Peter Diamantidis was appointed by the Penrith City Council to sell this big parcel of 2391sqm of vacant land, which had some easements and had been flood affected.

“I am shell shocked. This result is incredible,” he said.

The land was bought by a local developer who plans to build townhouses on the site.

To compare, just five weeks ago Mr Diamantidis sold four incoming-producing homes on a 2,800sqm site just 100m away for $2.8 million.

The house was in poor condition and attracted a lot of developers and builders. Mr Kemp took more than 100 groups through the property during its busy campaign. The sought after house had two street access and sits on just shy of 200sqm of land. An architect has now bought the keys to the Paddington renovator and plans to build the dream home.

Mr Kemp said there were lots of offers prior but he ran the auction through to game day for the deceased estate which had been in the family for more than 40 years. There was lots of developers keen on the property but in the end the buyers were a young couple looking to build their family home

Ray White Queensland Chief Auctioneer Gavin Croft said the strength of the market was high. “It's fair to suggest the Queensland market now is behaving like Sydney and Melbourne has done for many years with the sophistication and energy and the way in which buyers are hitting it - it reminds me of those days in Sydney where again, that level of sophistication we just haven't seen.”

“Whether it's the apartment market in the inner city you know in those early $300,000 or whether it's right through to $9 million under the hammer, buyers are coming in they're really performing with gusto.

“It’s certainly great to see as we have strong auction volumes running now right through to the end of the year. Then there’s some big January auction events on their way.”

On a hot summer’s day in the river city, Mr Warat sold the grand landmark house on 2812sqm to a local Brisbane family who are upgrading. “The seller is over the moon. The winning buyer is a local family and they have loved this house for a long time. I don’t think the market metrics have changed too much but certainly everyone’s looking forward to a break. I think this momentum will continue into 2022,” he said.

This quintessential timeless Queenslander sold today for $3.25 million to a young family looking to get into the area for its great schools for their young children. The marathon auction among three parties started off high and took some time to get to the final result. Mr Jonker took 47 groups though the seven bedroom house on 1077sqm of land. “This house was the picture perfect Queenslander, with lead lights, VJ walls and period details.”

Ray White South Australia Chief Auctioneer John Morris said it looks like Christmas has come early for those selling on the first Saturday in December.

“For many of the vendors who chose Ray White to auction off their properties, we enter the weekend with an 80 per cent clear rate and while bidder registrations are down slightly at 5.5 as opposed to last week at 7.3.

“We're going to finish off the year with an incredible number of more than 1300 auctions scheduled which is double the amount for 2020. It looks like we're coming into 2022 with an absolute bang with many auctions scheduled already. It's not looking like we're getting any kind of crash anytime soon.”

Mr Chan ran a textbook auction campaign and took more than 80 groups of buyers through the four bedroom lakeview luxury home. “Both the buyers and sellers were both local families. I think this is an excellent result and shows that auctions work.”

Mr Harkotsikas said it was the perfect summer’s day for an auction and more than 40 people came out to watch the market action. “The buyers are from Tasmania and relocating to Adelaide. Everyone is very happy with this result,” he said

Mr Pilgrim said the owners were over the moon. “The buyers are a local family, who had recently sold in Beaumont and were looking for a new family home. The market still seems active, we’re seeing less people through opens but registered bidders and prices haven’t slowed or taken a hit. It’s a busy time of year, only serious buyers are out looking at this side of Christmas.”

This unit is in one of the suburb's best known addresses, previously part of the historic Ethelton Primary School now converted into exquisite living. “The Premier Steve Marshall actually attended this school when he was a child. The sellers and buyer are happy, it’s a beautiful property with the big original school windows, jarrah flooring, big open spaces and 15” ceilings,” she said.

Ray White Victoria CEO Stephen Dullens said there were more auctions scheduled across the state for December than in all of record November, and mainly “all just prior to Christmas”.

“This shows again just how much stock is coming to market. Buyer demand remains strong, and with so many auctions this will mean a busy end to 2021 after another interrupted real estate year,” Mr Dullens said

“We’ve seen another exceptional month of activity in the market, so much so that Ray White just achieved their largest ever month across Victoria and Tasmania, transacting in excess of $1.26 billion worth of property. This is an increase of around 55 per cent compared to last year, which at the time was a strong period post Melbourne’s extended 2020 lockdowns.”

I could have used an extra pair of hands today! I called the auction in the backyard, and it opened at $850,000 and then it was rapid fire bidding to $950,000. From $990,000 there was lots of small $1000 and $100 bids and the sellers are over the moon.

“My underbidder at 89 Edina Rd followed me over to 37 Linda Cres as he was determined to buy a house today. The opening bid was $800,000, and the next bid of $900,000 had us over reserve with the second bid. There were two families on it and then the winning bidder came in like with an ‘eBay sniper approach”. We have seen a lot of small crowds today but they are quality buyers who are interested in buying properties,” Mr Fatchen said.

Both families have been looking for a while too.
