The result represents a record-setting price for a childcare centre within a strata building in NSW and reflects the continued strength of the sector.

The 90-place childcare centre, operated by Mini Masterminds and forming part of a large mixed-use complex, sold just two days after auction. The compressed timeframe was a direct outcome of the competitive environment created during the campaign and the strong engagement of well-qualified buyers.

Kamal Silwal, director at RWC Sydney City Fringe, said the level of enquiry demonstrated the calibre of the buyer pool.

“Enquiry levels were modest but extremely high quality. We were dealing with investors who had very specific strategies and were ready to move. With several offers received, we were able to negotiate confidently following the auction and achieve an outcome that exceeded expectations.”

He added that the quick post-auction sale highlighted the effectiveness of the auction process in generating momentum.

“Selling two days after the auction really shows how competition and urgency can bring forward the right buyer at the right price.”

Jeffrey Lin, partner at Ray White Everest Group, emphasised the benefit of collaboration across the Ray White network.

“This was a strong example of the residential and commercial teams working seamlessly together. Our reach allowed us to connect with the most suitable purchasers, and the eventual buyer came directly from our database - an active investor with a solid understanding of the childcare market.”

Marketing for the property included exposure on major commercial real estate platforms, Ray White’s commercial website, database campaigns, and on-site signage. Across the 35-day campaign, the property generated 37 enquiries, with three contracts issued and four formal offers submitted. The final sale price of $8,000,000 equates to $14,100 per square metre on an internal area of 565sqm.

The outcome sets a notable benchmark for strata childcare assets in NSW and highlights ongoing investor confidence in well-run centres with established covenants in growth precincts such as Sydney Olympic Park.
