A STATEMENT-MAKING architecturally designed home on the docks of Port Adelaide is set to go under the hammer at 11 Warrawee Dock.

The three-bed property, architecturally designed and built by the 2017 MBA Environmental Homes award winners, SaltE-House Pty Ltd, features all the quality fixtures, fittings and modern conveniences for the environmentally-conscious home buyer.

The home is marketed by Ray White Port Adelaide Principal Nick Psarros and goes under the hammer on site on 01 December.

Mr Psarros said the property was wonderfully unique and would appeal to a wide-ranging clientele who wanted to own a piece of architectural brilliance.

“This property is outstanding and will appeal to high-flyers, executives, people who want to stand out in the crowd and someone who wants an incredible conversation piece added to their portfolio,” he said.

“The house is so intriguing, interesting and futuristic, you’d think you were in the heart of New York and the future-thinking sustainable design really sets it apart.

“You’ll literally be steps away from the waterfront promenade, wharf and the docks of Port Adelaide where history blends seamlessly into 2018 with up-market homes, tall ships, dolphins, newly built Quest Serviced Apartments, popular restaurants and historic pubs.

“This home is perfectly positioned to enjoy a lifestyle envied by many.”

Principal Architect at Salt Studio Architecture Andrew Pawlowski said the house took two years to build and a heavy focus was on making the property environmentally friendly.

“We recognised that it was a small allotment size and we wanted to build something that complemented the broader historic framework of Port Adelaide’s heritage precinct, with a real emphasis on power management,” Mr Pawlowski said.

“Managing renewable power was critical for us. We have 5kw solar panels on the roof and we also have solar hot water up there.

“But the real innovation comes in the intelligent hybrid inverter and 8kw battery storage we have in place. When the sun shines it generates power which is firstly used to power the house, then tops up the battery storage, and finally sends excess power to the grid.

“We also have a ‘blackout proof’ mode where the house can run on battery storage power, and if that happens to be depleted, you can plug your electric vehicle in and power the house from that.”

“The structure is completely airtight so we had to be very careful when installing doors and window frames to ensure the building maintained temperature stability.

Mr Pawlowski said designing and building environmental houses is a true passion and it allowed his team to try out innovation in each different property.

“We want to keep evolving with our designs and we hope whoever buys the property enjoys the same passion for innovation that we have,” he said.

“This is the twelfth house we’ve designed and built in the last 12 years. A buyer will be walking into a property that’s sparkling new.

“We put so much into this house, from maximizing every inch of space, utilising the latest in renewable energy systems, through to using special plants on the balcony of each level with the idea of growth leading to a vertical garden.”
