“It was 1am for her and she did not want to miss out!,” Mr Cortes said.

The two-bedroom two-bathroom apartment sold for $1.308 million and was marketed by Ray White Touma Taylor - Redfern’s Max Klimenko.

Mr Cortes said he had been looking for a property “on and off” for about three years and was today part of the “spectacular” with fellow bidders.

“The auction process was nerve-wracking,” he said.

The couple currently rent across the road and love the area and the community.

“My partner loves the beach and we wanted to stay in the area,” Mr Cortes said.

“This one just ticked all the boxes for us.”

With thin volume, Ray White recorded a preliminary clearance rate of 83.5 per cent of all the 282 auctions booked today and recorded an average of 5.2 registered bidders and 3.2 active bidders per auction today.

The top auction result for the day was marketed by Ray White Lower North Shore agent John McManus who sold 21 Stewart Street, Artamon under the hammer for $5.2 million. The auction recorded 7 registered bidders and 5 active bidders.

The auction with the highest number of registered bidders was marketed by Ray White Salisbury agent Justin Irving who recorded 22 registered bidders at 7 Maronga Street, Salisbury North. The property was sold under the hammer for $821,000.

Ray White Marion’s Samuel Paton also had 22 registered bidders at 10 Shetland Avenue, Marion. The property sold under the hammer for $1.419 million.

According to NurtureCloud, Ray White conducted 6174 open homes across the nation today, with 25,306 attendees. The open home with the most attendees was at 22 Balee Road, Happy Valley in South Australia. The property, which was listed by Ray White Seaford agent Cameron Bowes, who welcomed 73 attendees through today’s open homes.

Ray White New South Wales Head of Auctions Dave McMahon said although stock remains 15-20 per cent down from this time last year, the group’s auction volume continued to rise as the network scheduled 196 today.

“It was only four weeks ago that we were consistently averaging 120 auctions per Saturday,” Mr McMahon said.

“This increase in supply has brought on a slight decrease in our bidding numbers as we averaged 4.2 registered and 3 active across our auctions today.

“With next week’s RBA meeting predicted to keep rates on hold and more listings coming to market it will interesting four weeks to track buyer behaviour.”

Seller Peter Beswick said he had “mixed feelings” about selling his property of 50 years at 944 Elizabeth Street, Zetland under the hammer.

Mr Beswick said he ran a business at the investment property.

He said a young couple purchased the property and he was thrilled with the outcome of today’s auction process.

While Ray White owns the copyright to the term ‘Competition Creators’, the biggest competition this weekend in Melbourne is the AFL Grand Final, said Ray White Victoria Chief Auctioneer Jeremy Tyrrell.

“Auctions take a backseat to the nation's biggest sporting event with 98 scheduled for the week,” Mr Tyrrell said.

“More than 50 per cent of those auctions were conducted mid-week, with 32 scheduled on Wednesday alone.

“Interestingly, the highest clearance rates this week were on Thursday at 90 per cent and Friday at 100 per cent.”

He said the overall clearance rate this week sat at 84.4 percent with 2.7 active bidders on average.

“Next week volume ramps up to 282 scheduled auctions, as we move into the second phase of spring between the AFL Grand Final and Melbourne Cup,” Mr Tyrrell said. May the best team win!

Happy buyer Vanessa Zerella was in Adelaide when her friend helped her place a winning bid at the auction of 2 Willow Avenue, St Albans on Saturday.

“I knew I was going to get it - I had my heart set on it,” Ms Zerella said.

Ms Zerella is moving to Melbourne and only heard about the property listing after her friend who lives around the corner from the St Albans property mentioned it to her.

“I don’t really know the area - it wasn’t on my list,” she said.

“It was literally last minute, I love the house, especially the upstairs part.”

Ray White Bundoora agent and auctioneer Joe Torzillo said there was a crowd of about 50 to 60 people at today’s auction.

“The buyers fought quite hard for this one,” Mr Torzillo said.

“Bidding opened up at $670,000.”

He said there was a lot of interest from families wanting to purchase the property.

After nine years Paul Cocuzza sold his investment property at 29 Mallacoota Way, Craigieburn under the hammer.

Mr Cocuzza said the property became too expensive to keep and made the decision to sell it.

“This property was a good price when we bought it,” he said.

Mr Cocuzza said there was a decent crowd who attended the auction with the street filling up quickly.

He said Ray White’s online portal NurtureCloud helped him throughout the auction process by providing feedback from those who attended the open homes prior to auction day.

Nicole Gomez and her husband Julian Doan are over the moon with their new home at 12 Stonemark Court, West Footscray.

The couple bought the home at auction on Saturday with their two-and-a-half-year-old son Felix by their side.

“We are quite happy to have bought this home, it has three bedrooms and it’s brick,” Mrs Gomez said.

“We have been looking for a couple of years and this one came in at the last minute.

“We bid on a property last week but it passed in at auction.”
Ms Gomez said buying a home at auction was as good as a grand final win (and will be cheering on the Geelong Cats on Saturday afternoon).

Seller Peter O’Connor was thrilled to sell his home under the hammer at 103 Shakespeare Street, Coorparoo on Saturday morning.

“We are so excited,” Mr O’Connor said.

“The Ray White team has been so good to us, they looked after us so well during the campaign.”

Mr O’Connor is downsizing after living at the property for 50 years.

The property was built in 1929 in the Spanish Mission style, and the home forms part of the original Surry Hill Estate - a proposed development from 1924 that included Welwyn Crescent and Shakespeare Street above Rees Avenue.

According to the property listing online, a copy of the original subdivision map is held in the State Library of Queensland, marking the estate as a key piece of Coorparoo's early residential expansion.

Meanwhile Mr O’Connor also said Ray White’s online portal NurtureCloud was helpful during the auction campaign as he was able to get an idea of how many people were attending the open homes.

While the nation's attention is on the AFL grand final today, South Australia's real contest is unfolding in the property market and Ray White, yet again is dominating the field, according to Ray White South Australia Chief Auctioneer John Morris.

“This week, we are responsible for more than 56 per cent of all auctions scheduled across South Australia,” Mr Morris said.

“That is on the back of last week's 45 per cent market share. Early results this week show a preliminary clearance right of approximately 90 per cent and that again is following up on last week's 89 per cent clearance.

“So we sold 89 per cent of the properties last week and by contrast, the market data from Cotality put the overall clearance rate across the board at just 60 per cent.”

Now, on closer analysis, Ray White's share of volume means that the remainder of the industry cleared only 24.7 per cent of auctions on auction day last week, Mr Morris said.

“So what does that mean?
We simply are better at auctions than the rest of our competition put together,” he said.

“For vendors, the numbers underline a clear truth - Ray White truly are the competition creators.

“We continue to set the pace in Adelaide's auction market and substantially outperform the broader industry.

“Incredible numbers yet again and I'm sure that will continue on for the next few months.”

Ms Boyd was their power of attorney and said they had lived at the three-bedroom one bathroom property for 49 years.

“I am happy with today’s results,” Ms Boyd said.

“The auction process with Linda was easy and straightforward.”

She said Ray White’s online portal NurtureCloud was easy to manage and helped her identify how many people were coming through the open homes.

“It was also interesting to see what people had to say about the property,” she said.

Gurjot Singh, 41, and his wife Avneet Kaur, 39, said buying a home at auction this morning was just as good as winning a grand final.

The couple who have two sons purchased 3 Shiraz Street, Wynn Vale in South Australia for $830,000.

Mr Singh had been looking to purchase a property for “quite a while” and had attended several auctions over the past few months.

He said today’s auction was simple and straightforward.

“As a couple we wanted to find a home near the water, and we are diagonal to the dam,” he said.

“The water has this soothing effect.”

Mr Singh said celebrations today will depend on his wife and children.

“I am just the follower!” he laughed.

Seller Emilia Schlegel has lived at the three-bedroom one-bathroom property with a detached granny flat for 12 years and is looking to move to a different location with her partner and two children.

She said today’s auction was bittersweet.

“The location is amazing here, it’s a beautiful place. Everything is so close including schools and parks,” Ms Schlegel said.

She described this morning’s auction as “stressful” however was looking forward to celebrating the sale of their property at a restaurant tonight.

For seller Makara, after owning 10 Queen Street, Paralowie since 2018, today was the day he will hand over the keys to someone else.

Makara said the property was all about “location, location, location”.

“It is so close to amenities including schools and the freeway,” Makara said.

“We had quite a few people watching the auction - it only went for a few minutes.”

Makara said selling the property with the help of Ray White was “seamless”.

“I have been on the side of the fence before. Justin and John did a great job and we had a fast turnaround,” he said.

He said the property was initially owner-occupied before he moved to Melbourne and then tenanted.
