It's no secret that auctions have become the preferred method of sale for many homeowners across the country, and recent figures from RP Data backs this up.
The number of auctions across the country held in the week ending 16 November increased 14 per cent for the same week in 2013, according to information from RP Data. Not only were there more, but auction results were more successful too, with a preliminary weighted average clearance rate of 69 per cent. This is compared to 63.5 per cent in the previous week and 67.4 per cent in the same period last year.
The state's capital city, Brisbane had a clearance rate of 45.3 per cent, RP Data found. Although this is below the national clearance rate, it marks an upward trend from 43.1 per cent in the previous weeks.
If this same upward trend is to be expected in the Gold Coast and other regions in Queensland, proper marketing of real estate for auction should be a priority for vendors.
If you're intending on achieving the best result at auction, you need to deal with the agency that has the best experience in the market. According to figures released by Australian Property Monitors (APM), in the year to 16 November 2014, Ray White had three of the top five record sales in the Gold Coast area.
The offices that hold those records are Ray White Surfers Paradise and Ray White Sovereign Island. Ray White Broadbeach also sold two of the top five apartments, including the number one sales price for a unit in the last 12 months.
According to the APM data, auction clearance rates were 3.9 per cent higher than the state average in the 12 months to September. Houses also took five fewer days to sell in the Gold Coast compared to the rest of Queensland.
The average house price at the end of the September quarter was $495,000 in the Gold Coast and $430,000 for Queensland. Units were closer to average, at $365,000, compared to the state average of $366,000, according to APM.
When it comes to choosing the best agent when offering your house for sale, consider using the agency that has the stats to back themselves up. Ray White are your local real estate experts in the Gold Coast, and are happy to assist you in achieving a premium result from your auction campaign.
