Convenience is king in this 4-bedroom 1920s California-style bungalow, nestled on an elevated ultra-quiet Greenwich street, a stone’s throw from your every desire.

Featuring an attractive price guide of $1.9 million, the aprox-850 square metre property has a northeast-facing sunroom, dining room and backyard which also features manicured lawns and established fruit trees.

With a flowing open plan design, high ceilings, incredible kitchen with CaesarStone benchtops and Smeg appliances, designer bathroom, timber floors and built-in wardrobes you can comfortably move in and soak up the Greenwich lifestyle, while there is also ample opportunity to extend or enlarge the house (subject to council approval).

Underneath, a huge 7.8 x 7m storage area would make the ultimate games room or could be used as a workshop, cellar or storage area, while a carport and off-street parking for a second car ensures this property ticks all the boxes.

The property’s vendor, Rob Needham said he and his partner have called the property home for six years but are now moving back to the UK.

“It’s very sad to be leaving. The location of the house is so convenient and we’ve put a lot of TLC into the house,” he said.

“We’ve spent a lot of time in the gardens and really worked the soil. Whoever comes in will have the benefit of all those fruit trees that are now starting to mature and bear fruit.”

Asked what he has enjoyed most about living there, Needham said it was the light and bright interiors, beautiful gardens and quiet street, combined with convenience.

“The property is just so close to everything. You can walk to St Leonards and Greenwich with all their shops and services while it’s just a stone’s throw to Lane Cove, Crows Nest and Chatswood.”

“You can also easily walk to two stations, there are plenty of buses along the nearby Pacific Highway and the Greenwich ferry is just down the road.”

However Needham said that living there, you would never know you are so close to everything.

“It’s very green and leafy. There’s a lot of wildlife and all kinds of native birds such as kookaburras and lorikeets.”

“The neighbours are also very friendly,” he added.
Selling Agent, Desiree Hough from Ray White Lower North Shore said it is Greenwich’s friendly community that makes it such a wonderful location to live.

“The Greenwich primary school is about a four minute walk from this home. It’s an excellent, local neighbourhood school.”

She added that with the property's lowest price guide at $1.9 million, it is under Greenwich’s median house price of around $2.15 million.

“It represents excellent value. Even for the land value alone it’s remarkable and there’s a beautiful house and garden as well.”

The property will be auctioned 27 February at 11:40am.
