REAL estate is hot property at the moment with vendors achieving premium prices in one of the most competitive markets Australia has ever seen.

With so much demand from buyers, local market leading office Ray White Warrnambool is set to host an auction event that is expected to show the strength of the market. Especially in an area that has become even more attractive to city buyers looking for a lifestyle change.Ray White Warrnambool partner and auctioneer Fergus Torpy said the office is proud to represent the sale of 13 properties in what is Warrnambool's biggest auction event in some years.“Ray White Warrnambool has completed 46 auctions for 2021, a combination of onsite and online and now showcases 13 auctions in one night at one of Warrnambool's newest premier venues - the Warrnambool Race Course Matilda room,” Mr Torpy said.“Warrnambool's market place has seen unprecedented growth since the COVID pandemic triggering an array of local and national buyers flocking to our coastal city to snap up their next home.“The night provides a selection of different properties sure to suit a cross section of buyers.”

Among the order of sale is a 5,000sqm block of land at 24 Cilmery Cres, Woodford (pictured above) that has been in huge demand over the course of the campaign. Selling agent Tessa Dayman said with COVID everyone is looking for a decent block of land to build their dream home.“We’ve seen consistent enquiry throughout the six week campaign. The block is reasonably priced with a guide of $220,000 to $240,000 and there’s not much out there with a nice aspect that’s high set so it’s been popular,” Ms Dayman said.“We have probably seen at least one, even two enquiries every day since the campaign began so we’re looking at around 80 to 100 pieces of enquiry which is really good.“It’s also rare to see a block of land being auctioned but with the high demand in the marketplace, it was clear auction would be the best method of sale.”The Woodford block has attracted interest from all over the state with locals and buyers from Ballarat, Melbourne and even Canberra enquiring with Ms Dayman. She added that most are either upsizing or taking the opportunity for a lifestyle change.Properties going under the hammer
