IN THE last two weeks, Ray White Maroubra | South Coogee Director Nader Hotait inked a record $20 million worth of property sales across five sales.

The 36-year-old prestige sales agent said the stellar run of deals showed spring selling season started early this year.

The high end specialist who was born and raised in Maroubra knows Sydney’s eastern coastline from Coogee, South Coogee, Maroubra, Lurline Bay, Malabar and Little Bay to the parkside suburbs of Pagewood and Chifley, like the back of his hands.

With 15 years of real estate experience, Mr Hotait said the market had never been this active with buyer inquiry.

“There’s a lot of buyers who I speak to on a very regular basis who are prepared to pay over the odds to secure a home before it hits the open market,” Mr Hotait said.

“There’s a lot of people who have been patiently waiting to buy for months and now they are ready. A lot of them just simply do not want to compete with other buyers as they have fatigue but the fact is there’s a lot of competition right now.

“A lot of my buyers traditionally go away on holidays over winter but this year no-one’s been away and I have never seen anything like the strong demand.

“There were a lot of doomsday predictions earlier this year and the market has continued to go from strength to strength.”

Mr Hotait sold the property at 5 Cairo St, South Coogee prior to its auction for cira $6 million while 6 Lister Ave, Little Bay sold for $6.4 million with four registered bidders and two of them actively bidding.

Mr Hotait said most of his buyers were executives looking for a family home on a large block. “Less than 15 minutes away from Vaucluse, you can get more land and more house which is pushing up the prices.”

“I love my job and I love the negotiations. This is what gets me out of bed every morning. It’s thrilling to know you can help people. One of the deals last week was off market for two years with another agent and I got it sold in a week. That gives me a lot of satisfaction”

“I am always striving to be the best I can and I set myself high benchmarks each month. I am restless, always looking to improve.”

“I think spring selling season kicked off in the last week of July. That’s when it ramped up but I truly don’t think we are going to see big volumes this spring. Property under $2 million is still soft but stock over $2 million is performing well and anything that is unique and luxe will do extremely well.”

Ray White NSW CEO Jason Andrew congratulated Nader Hotait on his outstanding results.
