WHAT happens when there are more bidders than auctions?

While listing numbers may have shrunk since the beginning of the nationwide rolling lockdowns over the past few months, bidder numbers have shot up as a consequence. Many Australians are turning to property hunting after spending more time at home and finding themselves wishing for a bigger living room or an extra study so they no longer have to spend Zoom meetings contending with children, animals and their neighbour who has become overzealous with the mower. The property market now has the ability to go entirely digital meaning inspecting a home or bidding at auction is more accessible than ever. So with less listings and more people looking for their next home, it has resulted in almost unprecedented bidder numbers attending online or onsite Ray White auctions.

In September, an average of 8.4 registered bidders attended a Ray White auction while 4.1 actively participated by placing a bid. These numbers were up from 4.4 and 2.4 respectively on the same time last year. In August, average registered bidders sat at 7.7 while July’s figure was 6.6, to put it in more context.

The increase in competition has led to some impressive sale prices, with Ray White's September auction listings selling on average 12.16 per cent more under the hammer than the highest offer prior to auction.READ MORE ABOUT RAY WHITE AUCTIONS HERE.This Saturday’s auction highlightsThe Ray White Group has 254 properties scheduled to go under the hammer across the country this Saturday.
