One of the largest properties in Merrylands achieved a new suburb record for two storey homes, selling for $255,000 over reserve at auction.

The property at 26 Cusack Street, Merrylands West sold for $1.455m through Ray White Merrylands.

“We had five registered bidders at the auction last Saturday and bidding opened at $1m,” said Ray White Merrylands sales area manager, Hadi El-Azzi.

“All five parties who registered were bidding competitively for the property which resulted in the record sale,” he said.

The five bedroom, six bathroom home received significant interest throughout the marketing campaign.

“We averaged around 15 people inspecting the property each week and issued around 15 contracts.

“We knew from the interest that we’d have a competitive auction and we’re thrilled with the outcome,” Mr El-Azzi explains.

The rendered full brick family home is located in an ultra quiet cul-de-sac and features imported Turkish marble flooring and stairs throughout, large fireplace, skylights and three car lock up garage with a home office.

“Although grand in its proportions, the home has a warm and welcoming feel.

“Inside, the master bedroom features a walk-in robe, ensuite and balcony. The open floor plan incorporates a formal lounge and dining area, defined family room, separate rumpus room, study, chef's dream kitchen, annexed dining area and second kitchen/laundry area.

“Outside, there’s a large paved pool and BBQ area with toilet and gazebo and a huge rear undercover entertainment area,” Mr El-Azzi said.

The property at 26 Cusack Street, Merryland went to auction on Saturday, 6 December 2014.
