And it’s now up for sale through elite agent Helen Yan of Ray White Balwyn with a price guide of $6.3m to $6.93m.
Unlike all the other French provincial mansions in the blue ribbon area, Mr Bulic’s five bedroom trophy home is modernist simplicity.
The third generation developer, who spent more than a decade working at Metricon Homes and now runs his own bespoke construction firm Bluestar Living, lives at 23 Yeneda St Balwyn North with his wife and two daughters.
The owner has been involved in the building industry since his father Drago, who has been a successful builder in Melbourne’s eastern suburbs since the 1970s, persuaded him to pick up his first shovel in 1977.
“I am a third generation in the construction industry, it’s in my blood. My dad Drago always had me working on the construction site with either a shovel or a broom in my hand from a young age,” he said.
Mr Bulic set out to build the most high-end contemporary home in the eastern suburbs, and he was rewarded with multiple awards in 2017 for the build.
His attention to detail is faultless from the 600kg 4m long glass expanse in the master bedroom to take in the view to the Dandenongs to the walk-in wardrobe which resembles a Gucci store.
He set out to build Melbourne’s most sophisticated home for his family, but it’s now time for his next project.
“You’re only as good as your last build and I put so much time and effort into this house and we didn't cut any corners but time to start again,” he said.
“I am only as good as my team at Bluestar and this is impossible without my business partner Laurie Talarico and our team and contractors.
“Our house was the genesis of Bluestar Vision which is a new display home under construction in Surry Hills which will be finished in 2023.
“I have a passion for high end homes and I pour all my heart into these projects and this house took four years from drawing up the plans with the architect to finishing the build.
“We always wanted a facade with ‘wow’ factor and then once you opened the door, it needed to back it up and we succeeded with the impressive floating staircase.
“The actual staircase is a functional piece of art and all within the building code. It’s actually hard to be artistic and elegant within the regulations but we made the whole house work and it’s like a beautiful piece of art that you can leave and breathe in.”
For the “queen” of the house, any woman would like the glamour room with enough space for her dresses and plenty of glass mirrored shelves for her shoes and handbags.
“We modelled it on a Gucci store so the shoes and bags and jewellery are all on display. It looks sexy with the Hollywood globes in the makeup mirror and Marilyn Munro in the background. There’s even a place to showcase perfumes.”
The kitchen is also not only gorgeous, it’s a functional kitchen, and Mr Bulic is very proud of this space.
“The kitchen is the heart of the home and it's beautiful and has three awards alone to prove it!”
The basement will easily fit five cars and has plenty of space for a home gym, boxing bag, chin up bar plus the wine cellar.
A clean-cut cantilevered modernist façade unveils a phenomenal entertainer that is truly unlike any other. Soaring ceilings, enormous banks of full-height double glazing and large-form imported floor tiles provide a gallery-style backdrop to the four magnificent living zones.
