Melbourne hammers home online auction success hat-trick

RAY White Group has had yet another stellar night in Melbourne as 22 registered bidders turned out across three online auctions as all three successfully sold under the hammer for a combined value of $2,401,000.

The biggest sale of the night came in Burwood East where Ray White Mount Waverley Area Manager Jay Warnak and Sales Operation Coordinator Abby Huang sold 30 Moona Street (pictured below) for $1,051,000 – a whopping $71,000 over the reserve price.

“We absolutely love the online auction platform and the energy we have flowing in the office during our online auctions is actually insane,” Mr Warnak said.

“The campaign attracted 13 registered bidders – six of whom actively competed – and the vendors who were actually at the other end of our office were amazed with the process.

“We had five to six agents on the phone to bidders during the auction and we’re actually in the fortunate position where there’s not enough agents to be on the phone one-on-one with bidders – and it has been like that for the last three auctions we’ve had.

“It’s an exciting time for us and the innovation of the online platform is winning us listings. We’ll soon be bringing a property to market that hasn’t been successful with another agency.”

Competition was also rife in Greensborough where Ray White Bundoora Sales Executive Jon Challands and Director Andrew Mizzi attracted seven registered bidders and successfully sold 3 Howard Street (pictured below) for $710,000.

“We had more than 40 private inspections throughout the campaign and I really don’t think the market in terms of genuine buyers has dropped off at all,” Mr Challands said.

“We had people through privately for second and third inspections and I can say the numbers through would have been similar to a pre-restrictions world.

“It was our first online auction as an office having watched a number of others from friends at other Ray White offices and we’re very pleased with the whole process. Ray White has been great with regular webinars and has provided us with the tools to adapt so we can give the best service.

“As soon as we receive enquiries we send back a full suite of images and the property video and the fact the home was in one of the best pockets of Greensborough really appealed.”

And Ray White Craigieburn Sales Consultant/Auctioneer Trish Orrico and Sales Consultant Domenic Campisi then completed the Melbourne hat-trick with the $686,000 sale of Greenvale’s 10 River Rose Street (pictured below).

“We’re still adopting the exact same process as if this was an on-site or in-room auction and the only real difference is the lack of physicality,” Ms Orrico said.

“We’ve found we have far less browsers now and the vast majority of buyers coming through the private inspections are genuinely interested in buying the property.

“The online auction platform is working well for us and it actually allows flexibility - we had one phone bidder and one online bidder - so it’s a case of whatever is comfortable for them.

“We do a lot of work in the background before the auction with our potential buyers - ensuring they’re qualified to bid and taking them through how the online auction platform works.”
