Ray White Commercial Caloundra and Sunshine Coast Principal Andrew Garland has enjoyed plenty of under the hammer success, with the recent $3,200,000 sale of 8 Seaview Terrace, Moffat Beach, Queensland a stand-out, but what made the campaign so successful?

“It’s the best way to sell a property. It has shorter days on market, better contract (cash unconditional), and gives the opportunity to get a premium price in competition,” he said.

“It’s better for the agent and the seller for these reasons. They also attract more potential buyers (with no price) so you get to meet more future sellers.

“Marketing is an essential component of any auction campaign. The type of marketing used must target the highest number of potential buyers.

“The promotional campaign for 8 Seaview Terrace used print, web, and social media marketing (Be Seen). It generated 150 inquiries and 27 inspections over a three-week period. This resulted in nine registered bidders and a sale above the reserve.

“The seller was trying to get me to sell it off-market since I sold a similar property in February for $2,750,000.

“The market wasn’t motivated, as, at the time, that was a record price. After six months of getting nowhere, I convinced the owner to auction the property, and the property sold for a new record of $3,200,000.

“Auctions are perfect if you want to improve your profile, meet more buyers and sellers, and increase your income.”
