WHILE the winter selling season has set in, the last weekend of May finished strongly and paved the way for a cold snap that is predicted to break previous market records.

Over the weekend, the Ray White Group booked an 80 per cent clearance rate with 6.4 average registered bidders attending auctions across the country while 3.7 actively bid at the 439 scheduled auctions.This weekend, Australia’s leading auction agency has a further 409 auctions booked across the country. Throughout June there are 1,947 properties scheduled to go under the hammer.Last weekend, the Ray White Sydney clearance rate continued to stay strong with 79 per cent of all auctions selling under the hammer. Ray White New South Wales chief auctioneer Alex Pattaro said he is seeing buyers holding their cards close to their chest.“Buyers are making it more difficult for agents to gauge feedback during the campaign,” Mr Pattaro said.“Buyer numbers are plateauing but that’s normal for this time of the year. We are moving into a traditional winter selling season where we believe many agents and sellers have forgotten what a traditional selling season is - which is lower numbers and only quality buyers.“Sellers expectations are still high but when buyers are presented with competition they are still likely to try to meet the marketplace.”The Ray White Surry Hills | Alexandria | Glebe | Erskineville office hasn’t missed a beat over the past year and a half. This weekend, Surry Hills director Matthew Carvalho will again pull out the yellow auction flags at two inner city properties that are expected to attract some serious bidding action.Early in the morning, Mr Carvalho and a host of bidders will be found outside the newly renovated 15 Fulham Street, Newtown that has been popular with first home buyers. Later in the day, 1 Junction Street, Forest Lodge with an auction guide of $1.05 million is also set to fly.More than 90 families have rushed to inspect 19 Lenore St, Russell Lea (pictured above) after it went on the market three weeks ago through Ray White Drummoyne agent Fiona Hellams. The four bedroom home has a price guide of $2.8 million.“This is the perfect family home in one of the nicest streets in the suburb,” Ms Hellams said.“It’s a big character home but still has scope for expansion and for the next owners to put their stamp on it.“I’ve found quite a few local people and even a few in the street who are seriously considering the home because they don’t want to leave the area.”

In Melbourne, where lockdown continues for another weekend, the Ray White network has online auctions down to a fine art.

Going digital hasn’t worried Ray White Oakleigh agent Leigh Kelepouris or his vendors who are embracing the method - especially after last weekend’s Ray White Melbourne 88 per cent clearance rate.

Ray White Oakleigh auctioneer Robert Cincotta is no stranger to the online sales method and will conduct the auction of 38 William St, Oakleigh (pictured above) for Mr Kelepouris.

“It’s been really popular with young couples who are looking for their forever home. It’s been really well received with close to 50 inspections in just three weeks,” Mr Kelepouris said.

"We are feeling very confident with our online auction process, especially after several great auctions last week that went for up to $100,000 above reserve.”

In Glen Waverley, families are rushing to get into 15 Jarrah Ct and the desirable school catchment that comes with it. Ray White Glen Waverley area manager Cristine Jones said the three bedroom home ticks a lot of boxes.“The house has been received really well. It’s close to quality schools, in good proximity to the local shopping centre and has lots of potential for a family,” she said.

In sunny Brisbane, Ray White Annerley selling principal Geoff Sellars and his vendors will be celebrating a successful auction at 50 Broadmere St. Mr Sellars said the freshly renovated, three bedroom home is a great first home buyer property after more than 80 groups inspected the house.

Meanwhile, interstate interest hasn’t waned with Ray White Rochedale agent George Yang receiving his fair share of Sydney and even Perth buyers interested in 25 St Clair Cres, Wishart.

“People are coming from all over Brisbane and the rest of the country and I would say 95 per cent have been families eager to buy within this school catchment area,” Mr Yang said.

No 214 Wilston Rd, Newmarket (pictured above) has been in the family for over 20 years but the vendors are now ready to say goodbye this weekend through Ray White Wilston principal Alistair Macmillon in favour of downsizing.

It’s shaping up to be a huge auction Saturday in Adelaide where it will be hard to pick just one standout.

Ray White Norwood agent Nick Borrelli will be a strong contender for top Adelaide auction this weekend with 30b Koonga Ave, Rostrevor shaping up strongly.“We’ve received interest from anyone and everyone during the campaign - from downsizers to investors and first home buyers,” Mr Borrelli said.“It ticks all the boxes for a lot of people. It’s near public transport, within good school zones and close to the shops.”

In the afternoon, Ray White Port Adelaide agent Rick Schultz is also in with a chance with 8 Stephens Ave, Torrensville going under the hammer. Mr Schultz said the family have owned the 1920’s sandstone villa for more than 63 years. The Ray White Port Adelaide agent will also take 42 Fairford Tce, Semaphore Park earlier in the day.

Ninety groups have inspected 1B Ranelagh Street, being sold by Ray White Woodville principal Peter Kiritsis while 6 Glebe Street, Alberton is expected to sell well through Ray White Port Adelaide principal Nick Psarros.

Ray White South Australia chief auctioneer John Morris always has a busy weekend and this will be no different. The Adelaide auctioneer pro will be conducting the first auction Ray White Adelaide CBD agent Chris Xu has with the group at 2/18A Fifeshire Ave, St Georges.

Later on, he will be calling Ray White Norwood agent Derek Lee’s 29 Lockwood Rd, Erindale (pictured above) auction after a campaign that saw more than 115 groups at open homes. While one of the last auctions of the day at 10 Glenburnie Ave, Northfield through Ray White Salisbury selling principal Justin Irving is set to end his Saturday on a high.
