Historically low levels of Northern Beaches property listings

The number of properties for sale are at historically low levels on parts of the northern beaches, despite strong demand from buyers, according to a 20-year real estate veteran.

John Backhouse of Ray White Balgowlah said stock in some areas is at 10-year lows, however stressed this is good news for sellers, with motivated buyers focused on fewer properties. He cited the popular family suburb of Allambie Heights as an example.

“Currently Allambie Heights only has two houses for sale. People have the desire to move into the area but a lack of availability is slowing them down,” he said.

This means 15 Nyrang Road, the 360 square metre, two-storey, four-bedroom house on 613 square metres in Allambie that Backhouse is currently marketing has attracted a huge amount of interest.

“Allambie is popular with young families for its schools, parks and surrounding reserves while being only five minutes to the beach,” Backhouse said.

“Nyrang Road is a particularly quiet Allambie cul-de-sac that leads down to Manly Dam reserve where there is a large waterway surrounded by bush and plenty of mountain bike and bush walking trails.”

“The current owners have a little trolley for their canoe and take it down to the dam.”

Having bought the property in 2007 and built a brand new house with esteemed builder, Eden Brae Homes, Backhouse said the vendors are selling to capitalise on the lack of similar homes currently on offer in the area.

“This property is on a level block and has a north facing backyard with a pool, is fully fenced and very private, further adding to its unique appeal,” Backhouse said.

Other notable features include a double lockup garage, two bathrooms, 2014-built kitchen, a stunning curved maple staircase, high ceilings, reverse cycle air conditioning and alfresco outdoor entertaining area.

While competition is currently very strong for properties on the Northern Beaches, Backhouse said buyers should not despair as Spring would inevitably bolster supply.”

“We are in the annual real estate solstice however more stock is coming soon,” he smiled.
