Historic Bangaloe Stud, a successful thoroughbred breeding enterprise for more than 50 years and set on an extensive acreage private and tranquil rain forest property, has been listed for sale.

The 24.28ha (60 acre) Avoca Drive property located approximately three minutes from Avoca Beach on the NSW Central Coast, is being marketed by Terry Brennan, Bruce Gunning and Blake Edwards of Ray White Rural.

The property was purchased by Bill Ritchie in 1960 under the advice of legendary race horse trainer T.J ‘Tommy’ Smith and Percy Sykes, a world renowned veterinary surgeon.

Mr Ritchie set an extraordinary record at Bangaloe, breeding 77 individual winners on the property including Grand Empress, Belmont Park, Jewell Flight, Palace Lane, Perfect Dream, Coronet Flight, Bagelle, Sonar Belle, Laughter and Scala.

Bangaloe’s current owner, Danny Bourke, has held the property for 28 years, running up to 40 horses and variously breeding from and spelling the thoroughbreds in his team.

Mr Brennan said Bangaloe represents an exceptional opportunity to obtain a piece of NSW and Australian horse racing history as well as capitalising on a property where zoning offers a wide range of development opportunities.

“It’s rare to find an acreage property of this size paired with the opportunities that exist at Bangaloe,” Mr Brennan said.

“At 60 acres or 24 hectares, Bangaloe is one of the largest, if not the largest parcel of land in the Gosford Shire with an E4 Environmental Living zoning."

Mr Brennan said the fully restored 19th century colonial homestead features four bedrooms, two bathrooms, extensive parquetry and slate flooring, verandahs on two sides, three open fireplaces and formal lounge and dining rooms.

Mr Gunning said the property is set among extensive private and tranquil rainforest featuring native trees, abundant bird life, four dams and two lagoons.

“Consisting of two 8.09ha (20 acre) blocks and two 4.04ha (10 acre) blocks, Bangaloe being offered for sale in one line,” Mr Gunning said.

“The development opportunities on a property of this size zoned E4 Environmental Living are extensive.

“Potential options include camping or caravan parks, eco-tourist facilities, pubs, restaurants or cafes, visitor and tourist accommodation, veterinary hospital and rural-residential subdivision of three 4ha lots.”
