Professional photography may be expensive, but relatively speaking when we're talking about selling something for hundreds of thousands of dollars, then paying for good-quality photographs shouldn't be the end of the world.
Your Ray White agent will recommend a photographer and they will discuss with you what areas of the house they want to accentuate in the advertising.
If you have a deck with a view, no doubt the photographer will want to focus on that area so you may wish to dress up the outdoor furniture by placing a tablecloth and some drinks glasses on the table to emphasise the fact that you have a deck which is also an entertaining area.
It's often said in real estate that the kitchen is one of the most important rooms in the house, so if you have a fairly modern one that will be another area of interest. If you don't have any, borrow some kitchen appliances from family to dress up the counter space.
A fruit bowl on the island bench can make the room feel used and inviting, which is crucial when trying to draw in potential buyers.
For a few areas around the house, it might be an idea to lay out some flowers in vases just because it makes the rooms feel nicer. Maybe place them on the dining room table and on a coffee table, but just make sure you don't go overboard.
In the olden days, the glossy Saturday real estate magazine was the only source of marketing and therefore space was limited - but with the internet some properties may have ten rooms which are being promoted So when your photographer comes around, present your house as if you are having an open for inspection - vacuum the floors, make the beds, tidy the desks.
The one advantage is because it's not really an open for inspection, you can get away with dumping things in closets, but that should not become common practice for the real thing!
It is up to you to accessorise those areas how you best see fit but if you are stumped for ideas, your agent and photographer can assist you. Talk to your local Ray White office about how they can assist you with selling your property in a timely and professional manner.
