The tree lined streets of blue ribbon Balwyn, East of Melbourne’s CBD are populated by outstanding properties. Coming to market this week is a brand new home that raises the bar even further.

Ray White Balwyn has just released details of the palatial 92 Yarrbat Ave, Balwyn a three-level home that offers every luxury, on a grand scale.

“It is a very big home,” says Ray White Balwyn principal Helen Yan. “For example, each of the six bedrooms has its own (in floor to ceiling marble), en-suite. The house itself is 130 square metres, which is very large.”

The home’s design has been heavily influenced by owner Chris Huang, who bought the vacant block from Ray White at the end of 2016.

“I wanted to design a house that was specific to me, to my personal liking,” says Mr Huang who has developed five homes in the past. “If I plan to sell a house, I would not necessarily build to these [92 Yarrbat] specs. But initially I planned to live in this house.”

In this case, he went to new heights of luxury, with ornate cornicing and swathes of marble. His favourite spot however is the most extraordinary walk in wardrobe he designed for his wife.

“It is 30sqm. There is space for everything; space to display her handbags. I even put in a chandelier. It’s a perfect room to take selfies,” adds Mr Huang with affection.

His three children were also very keen on the home theatre, an astounding 38sqm, found in the basement level adjacent to the cellar, bathroom and cinema snack sized kitchen.

“And they love the lift too, it has a granite floor and mirrored walls.”

What child, or adult, would not enjoy walking out of the cinema, and taking the lift to the pool level, or up to level three and the master suite?

Or take the lift back down to the casual living and dining zone that measures 86sq m, where centre stage is the gold-veined Calacatta marble kitchen with a selection of Miele appliances and a huge second kitchen that looks across the dining/family room, out to the gas heated pool.

With a nod to grand Georgian living of the past, this level also holds the piano room and formal living area.

And finally the basement level holds not just the theatre and cellar, but also another dream of Mr Huang; a very large garage that can easily take eight cars, unless of course they are all Bentleys.

Agent Helen Yan feels this home will suit her international clientele, and is taking calls from overseas potential buyers who are keen to see exceptional properties such as 92 Yarrbat Avenue.

The property is expected to reach between $6.8 million -$7.3 million.
