BRISBANE’S GRAYA brothers and Ray White prestige agent Matt Lancashire are making a splash on the city’s residential development landscape with the completion of their latest Paddington projects.

Rob and Andrew Gray, of award-winning GRAYA Construction, have launched to market two monumental neighbouring inner-city homes on desirable Rockbourne Tce.

Renowned for transforming rundown cottages and awkward sites into premium properties, their complete renovation of an old Queenslander and the simultaneous creation of an adjacent luxury residence is to be applauded.

‘Rhondda’, the 1890s Queenslander at 29 Rockbourne Tce, and a valuable corner parcel of land at 33 Rockbourne Tce, were purchased together under the hammer by the Grays last year.

Both properties required around 18 months to transform into two of Brisbane’s standout homes.

“Rhondda is a modern high-end version of the classic Paddington cottage,” Rob Gray said.

“There are not a great deal of cottages like this one in Paddington. It was renovated by architects Myers Ellyett, who kept the lovely character bones of the house such as the French doors and wraparound decking, while injecting natural light and air flow through the introduction of glass, louvres and sliders.”

Key features of the five-bedroom, four-bathroom contemporary Queenslander include Miele appliances, porcelain marble benchtops, wine display, polished concrete floors, soaring voids, ducted air conditioning, barbecue entertainment area, video intercom, gatehouse, a three-car garage and 25m street frontage.

Pushed to select a favourite, Mr Gray swayed toward the “hottest corner in Paddington” property, otherwise known as ‘Woodrock’.

Designed by Tim Stewart Architects, Mr Gray said the new build was unlike anything the area had seen before in residential living.

“The brief was to create a memorable property, so those driving past won’t forget where and what Woodrock is,” he said.

“It’s a head-turner and nearly every car that goes past slows down or stops. Woodrock is super modern, contemporary with lots of angles and a view across Paddington to the old water tower.”

Included in Woodrock's impressive design are five bedrooms, three bathrooms, a luxe four-vehicle garage, multiple living spaces, swimming pool with glass feature window, outdoor dining area with double-height ceiling and barbecue facilities, ducted air conditioning, video intercom, gatehouse, 60m combined dual street frontage, glass wine display and bespoke cabinetry.

“Both properties are completely different, tailored for different buyers,” Mr Gray said.

“They are both family properties however one is slightly more private and conservative, while the other has more of an obvious impact in terms of design and aesthetic.”

Ray White New Farm and Spring Hill principal Matt Lancashire, recognised for listing many of Brisbane’s prestige properties, is managing the separate expressions of interest campaigns.

“What Rob and Andrew have achieved with Rhondda and Woodrock is extraordinary,” Mr Lancashire said.

“Both of these family homes rival any residence across the country is terms of design and location, and it’s a pleasure to work with GRAYA Construction, Myers Ellyett and Tim Stewart Architects to put Paddington in the spotlight.”

The video of both properties is also causing a huge splash, receiving more than 11,000 unique views on GRAYA Construction’s Instagram page within the first 12 hours of going live on Sunday evening. Click on the photo above to watch.

Mr Lancashire’s expression of interest campaigns close, September 21 at 5pm, if not sold prior.
