POSSIBLY the cheapest block of land in Australia has just hit the market in outback Victoria for the bargain price of $10,000.

Ray White Mildura agent Brett Driscoll listed this quarter acre block in the Sunraysia region at 14 King St, Werrimull for a Geelong-based seller at the bargain basement price of $10,000.

Within hours of putting the property online, Mr Driscoll’s phone went into overdrive with interested buyers.

“It’s dirt cheap! I’ve had more than 50 calls and email inquiries from locals and buyers in Mildura and Melbourne,” Mr Driscoll said.

“The cheapest land I have ever seen sell was $50,000, so this is a steal. We have so far received several offers too so it may sell for more than $10,000.”

The agent reckons the famous Werrimull Hotel - the most outback pub in Victoria - is a selling feature and in addition to the pub there’s a P-12 school, a post office and even a police station in town.

Only 45mins from Mildura, in wheat, barley and oat farming country, the opportunities are endless to build your dream home.

“You could relocate a home or just park a caravan, it’s a great location. In all my 11 years of real estate I've never seen a block of land so affordable," Mr Driscoll said.

“As an added incentive eligible first home buyers could be able to receive $45,000 in government building grants.”

Up to $45,000 in government grants are on offer for those building their first home in regional Victoria including a $25,000 HomeBuilder grant if a contract is signed before December 31 or $15,000 if it is signed from January 1. The $10,000 First Home Owner Grant for new builds is doubled outside of Melbourne.
