MELBOURNE
Ray White Victoria and Tasmania auctioneer Jeremy Tyrrell said Melbourne saw plenty of auction activity despite the dreary weather.
“Melbourne’s first weekend of summer brought grey, rainy and gloomy weather conditions, however, the sun was shining on the real estate market with a strong clearance rate of 72.2 per cent from the 258 scheduled auctions for the Ray White Victoria network,” Mr Tyrrell said.
“There has been much speculation as to whether buyer demand would hold up to the late surge in property listings, however, this week’s results showed there’s plenty of heat and buyer demand out there, due mainly to strong population growth, where it’s been reported that Victoria is seeing around 9,000 arrivals into the state each week.
“Even with Christmas only twenty two days away, the market isn’t showing any signs of slowing down with over 260 auctions scheduled over the next week.”

“Buyers were mostly investors with one family looking to occupy. Investors were looking for all different uses, there were so many options because there’s so many buildings on the property.
“The seller had owned it for 33 years and was an ex-dance teacher, that's why the townhall was relocated to the site.
“It was the former Danish community hall in Stones Corner. She bought it in 2001 and got all the proper approvals to relocate it and make it her primary place of business. She taught dance lessons out of the hall.”

“Interest came from Brisbane buyers, rural buyers, and interstate buyers.
“The market has been strong. I have another property at 36 Messines Crescent going to auction next week.
“It’s a very tightly held area, so it’s very rare two have two properties on the same street come to the market at the same time.”
ADELAIDE
Ray White South Australia and Northern Territory chief auctioneer John Morris said the first auction weekend of December had seen plenty of activity.
“Listing numbers were down in November but we are likely to see a spike, especially in auction numbers, in the run up to Christmas as sellers attempt to market and sell their properties prior to the festive season,” he said.
“Including today there are more than 550 auctions scheduled for South Australia between now and Christmas Eve, of which almost 200 are listed by a Ray White agent. This ensures more than one in every three auctions that go ahead in our great state are flying the yellow flag.
“Preliminary auction stats are looking promising with a clearance rate of 83 per cent as we head into the first weekend of auctions for December. While clearance rates are high, bidder numbers have dropped over the last month to just under six per auction. However, bidding activity remains the same with an average of three bidders placing a bid.
“There are only a few weeks of auction activity left for 2023, and this year has been the standout for South Australia. We have been the standout state when it comes to auction metrics, and that doesn’t look likely to slow down over the next few weeks.”
