The four-bedroom, two and a half bathroom, double brick property at 65 Park Avenue, Roseville is being marketed by Ray White Upper North Shore agent Jessica Cao and goes under the hammer on 28 February.

Ms Lynch said the double-brick home, known as Donegal, retains original 1930s features including high ceilings with decorative cornice work, gorgeous lead light windows and timber floors.

“All the rooms are beautifully proportioned - it’s the kind of quality you just don’t find anymore, and with the wide footprint, has given us the bonus of convenient living all on one level ” Ms Lynch said.

The home includes a living room with fireplace at the front, and an open-plan kitchen, dining and living area that connects to the level backyard at the rear.

Ms Lynch said she uses both spaces depending on the season.

“We love the rear area that flows out to the backyard - we sit outside nine months of the year and it’s so private, we feel like we are in our own oasis.

“It’s been fabulous for ourselves and entertaining - everyone who comes for the first time says “wow”! as they step outside.”

In winter, the living room with the fireplace is a nice spot to relax too and when the kids have friends over, we’ve had separation for adults with the two living zones,” she said.

Another sanctuary in the home is the large marble en-suite bathroom, Mrs Lynch said.

“At the end of a busy day, I feel like I can home to my own mini spa retreat.”

The large level block includes an established amphitheatre style garden, and plenty of parking, including an oversized garage providing lots of storage and access to a cellar room suitable for wine storage.

“The cellar has been able to store lots of wine bottles over the years, so if you like to drink wine, it’s perfect!,” Ms Lynch said.

Ms Lynch, who is looking at downsizing now that her children have grown up, said she has enjoyed adding her own updates and touches to the home since it was purchased.

“It’s been a fabulous home to live in through different stages of family life over the years and the location has been amazing,” she said.

“We’ve walked to schools, transport, local shops, the golf course, all an easy level stroll from home.”
