The highest sale of the day was 23 Hepburn Ave, Gladesville which sold under the hammer for $3,275,000. Marketing agent Tim Le of Ray White Hunters Hill sold the brand new oversized duplex in front of a huge crowd. “The sellers are happy, their build was literally just finished last week, it’s a brand new duplex with house-like proportions.”
The property with the highest number of bidders was in Adelaide, where a family home at 11 Brion Drive, Paralowie attracted 18 registered bidders. Marketing agent Baldeep Dang of Ray White Hillcrest sold the house for $807,000 to a local family.
According to NurtureCloud data, Ray White agents met 26,407 groups at open homes today, with the highest number of attendees being 75 people having a look at the open home at 3/18 Sando Ave, Tranmere in Adelaide. This entry level brick home is being marketed by the unstoppable combination of Robbie Smith and Sam Laguna of Ray White Unley | Colonel Light Gardens who continue to attract buyers in record numbers.
On average, sellers today made 10 per cent more by taking their property through to auction day, than if they had taken the highest offer prior to auction.
Ray White NSW | ACT Perry Edmondson-Clark said that volume was down due to the long weekend but registered bidders and prices were still up. “The properties that run all the way to auction are still achieving great results. There’s still more buyers than sellers in today’s market,” he said.

This fast and furious auction at Freshwater was all over in about three minutes in front of a crowd of 100 people!
This hugely popular auction attracted a lot of first home buyers and investors
“The auction opened high at $1.012 million and that effectively knocked most people out. This winning bidder only saw the property for the first time at 11am, and he smoked everyone at the auction. He’s a local electrician and he has some experience in renovations, he will do it up and likely rent it out.
“My seller was thrilled with the result. She lived in it at one point but it has mostly been empty for years. She was crying with tears of joy as se was so happy with the result, and I am so happy I could do it for her too.”

There was a big crowd of more than 100 neighbours who watched this brand new oversized duplex sell for $3,275,000 to a local family from the Hills district.
Mr Le said the under bidder was from the inner west.
“The sellers are happy, their build was literally just finished last week, it’s a brand new duplex with house-like proportions.
“It’s more like a house than a duplex in size and feel, they used high-end materials plus it is in a premier setting, just minutes to schools, shops and citybound buses.”
Ray White Victoria Chief Auctioneer Jeremy Tyrell said spring auction volume ramped up this week with 271 auctions scheduled for the state’s largest real estate network as the school holidays draw to a close.
“With rates on hold and a surge in property listings, buyers are enjoying favourable conditions with plenty of choices available,” he said.
“This week, active bidder numbers averaged out at 2.1 across the network with a clearance rate of 60.4 per cent.
“The key takeaway from the current market is where there’s value, there’s buyers, with auctions creating the best competitive advantage for sellers.”

Ray White Oakleigh
Mr Eaves said this auction attracted a huge crowd of 150 people.
“It was a busy campaign with 80 inspections, mainly of young couples looking to renovate. The house has a pretty facade with a heritage overlay that means you can’t knock it down and rebuild. The street is a very pretty street with lots of young families.” The property was a deceased estate, and the family lives in the country and wanted it sold. “It’s a very strong price per square m rate for an unrenovated house.”

Mr Campbell said it was an exciting auction with a crowd of more than 50 people who saw this 1890s two bedroom brick Victorian home sell under the hammer,
The terrace was not only impressive from the street, but beautifully renovated inside.
“A local family bought the house, and it was an investor who was selling. The owners had moved out and rented it out for a while, it wasn’t a long term investment property as such.”

“This was an interesting auction! It was actually passed in at $750,000 and soon after the buyers ended up raising their bid to $798,888. The vendor is Chinese (pictured above) and the new first home buyers wanted to offer a price that would make them smile, with all the lucky 8s! There was a crowd of more than 40 people,” Mr Daryabi said. This was the first home for the sellers, and they have now upsized.
Ray White Queensland chief auctioneer Gavin Croft said buyers were back with vengeance after the school holidays. “Buyers have really come out with some energy today. It has been a really, really solid day on the auction front from buyers after it maybe been a bit subdued for a few weeks,” Mr Croft said.
“Buyers were certainly out in force today and looking to secure good quality property.
“The only thing that got in the way of properties not selling was their vendor’s expectations being too high. But those that listened to the market were handsomely rewarded.”
“Today I saw real aggressive, high energy bidding across multiple auctions. The market's responding really well and has come out of the school holiday hiatus. We always want our sellers to be able to make good decisions via the auction process and buyers are assisting with that in their pursuit to find good real estate.”

Ray White AKG CEO Avi Khan said Logan was thriving, and buyers of all varieties were looking for opportunities from first home buyers, developers, investors and land bankers. “This home proved that all eyes are on the epicentre of Logan with the market entering a new phase,” Mr Khan said. The new buyers are investors from the northside of Brisbane who plan to subdivide the huge 1800 sqm block given it comes with existing DA approvals.
Earlier in the day, Mr Khan was interviewed live on Sky News discussing the potential impact of any changes to negative gearing as floated by the Federal Government in recent weeks. Watch the clip here
Mr Khan said there were 2.2 million Australians who owned investment properties, according to the ATO.
“This accounts for about 90 per cent of rental properties in Australia. The state and federal governments account for about 4 per cent. We are in the midst of a housing crisis which is a housing supply issue. It’s clear that investors are doing the heavy lifting to create more rental properties,” Mr Khan said.
“To understand the negative gearing debate, we have to understand that making it more costly for investors to own rental properties will lead to investors selling and leaving the market and creating a disincentive to new investors to enter the market.
“There is no coherent plan from any level of government to account for the shortfall. The housing crisis will worsen if we make it more expensive for investors. They have already been hit with more maintenance costs, rising rates but interest and local taxes. It’s time for a common sense approach and policy making that involves industry groups,” he said.

With temperatures topping 30s this long-weekend, Mr Bradeley had no shortage of interest in this hot auction.
The south-after beachfront property eventually sold to locals from Buderim who had been looking for more than four years for a holiday home.
“This house offered such an exceptional opportunity right on Buddina's golden shoreline. Houses on Pacific Blvd rarely turn over, in fact someone generally has to pass away for you to buy on this road,” Mr Bradeley said.
“These are all mainly long-term intergenerational holiday homes but in this case our seller was downsizing and moving away and wanted the property sold.
“It’s the most perfect holiday home location. We had such a lot of interest, in fact we had buyers fly up from both Sydney and Melbourne to attend the auction, plus we had a lot of people from Brisbane looking for weekenders too.”
Ray White South Australia chief auctioneer John Morris said there were some changes in the auction market in the state.
“Bidder registrations are slightly lower and decreasing a bit each week. We have had around seven registrations on average per property all year and that is now six, and half of those are participating in the auctions. But the active bidding has actually stayed the same, between 3-3.5 per auction. One other slight change is the difference between the sale price above reserve sits at 2.8 per cent on average, and that is down from a high of about 5 per cent at the beginning of 2024 and about 5.5 per cent throughout 2022 so we are still selling properties above reserve, but the percentage that we are selling above is decreasing slightly.
“In South Australia, we're still hovering around that 80 per cent auction clearance, while our collective competition is sitting around at 70 per cent.”

Mr Dang said he knew this property was going to be a hot auction given it was such a big block of land (590 sqm) and a large four bedroom house with multiple living areas.
“This house was the perfect match - usually if you get a big house, it’s on a small block but not with this house. The new buyers are a local family (pictured above) who love this local community.”
The house sold in front of a large crowd of 60 people, with the sellers very happy. “This was their investment property, they used to live in it, but rented it out two years ago.”

Mr Mishra said he had 12 buyers on this one, and two were interstate investors bidding online.
“The owner bought it as an investment property just 10 months ago for $425,000, so the return has been huge in less than a year. Elizabeth North has seen huge growth.” The investor from Sydney bought it sight unseen.
Ray White WA CEO Mark Whiteman said there might have been a hint of a slight softening in this market which had been dispelled over this weekend with huge crowds, lots of bidders and good prices. “We had two very strong results at auction today in Perth with this prestige home in Marmion selling for $2,260 million and a more affordable property in South Perth. There’s plenty on offer for everyone.”
