“There was strong competitive bidding,” Mr Graham said.

“Bidding opened up at $6 million and it was strong from there.

“Harry is over the moon with the result and is happy that after 35 years it has gone to someone to create their own memories.”

Mr Graham said those bidding on the day included three local families, a buyer from Sydney and one from Melbourne.

Ray White recorded a preliminary clearance rate of 76.4 per cent of all the 484 auctions booked today and recorded an average of 4.9 registered bidders and 3.2 active bidders per auction today.

The auction with the highest number of registered bidders was marketed by Ray White AKG agent Darren Bonehill who recorded 22 registered bidders at 20 Liverpool Street, Eight Mile Plains. The property was sold under the hammer for $1,069,000.

Equalling the highest number of registered bidders (22) was Ray White Prospect’s Stefan Siciliano’s listing at 8 Scott Road, Newtown in South Australia.

According to NurtureCloud, Ray White conducted 7,301 open homes across the nation today, with 32,158 attendees. The open home with the most attendees was at 3/110 Dunsmore Street, Kelvin Grove in Queensland. The property, which was listed by Ray White Wilston agent Peter Douglas, welcomed 76 attendees through today’s open homes.

6/51 Tyler Street, Joondanna in Western Australia also recorded 76 attendees. The property was listed by Ray White Inner North agent Annie Kowal.

Manfred and Heather Fahnle sold their much-loved property at 1/10 Bay Street, Mordialloc under the hammer this morning for $1,425,000.

Mr Fahnle built the home, which was part of a complex, in 1998.

Mrs Fahnle, a ceramic artist, said they had lived there since 2007 and later decided to move to their holiday house in Phillip Island.

“We have been renting this property out, and when our tenant moved out we thought it was an opportunity to see what the market was like,” she said.

“It’s a unique property - it’s very industrial with huge windows. It is pretty timeless seeing as it was built 30 years ago too.”

She described today’s sale as “bittersweet” and said a young couple bought the property at auction.

“If you were developing that land now, you would have more townhouses on it. It was so spacious for us to live in and bring up our two sons.”

Mrs Fahnle said the property was in a great position.

“I am not too sure how many steps it takes to get to the beach, but in the mornings you can see the race horses being exercised and it’s lovely to see them in the water,” she said.

“Both our sons are very into fishing, and often go to Mordialloc creek.”

Meanwhile, Mrs Fahnle said Ray White’s online portal NurtureCloud was “very helpful” during the campaign.

“It was great to get live updates and see how many people were coming through the open homes, how many were opening the contract, and it kept us up-to-date with everything.

“When it came to auction day we had a profile of our bidders which gave us confidence in our agent.”

“Last week Ray White had an 87 per cent clearance and the rest of the market had a 67 per cent clearance rate on auction day.

“What that means is nearly nine out of every 10 Ray White auctions resulted in a successful sale compared to only about 2/3 of our competitors.”

Mr Morris said: “I think results will remain very, very strong as we move further into the heart of the spring selling season - the data shows buyers are confident with the auction process”. “Sellers are motivated and auctions as always remain the most transparent and competitive way to achieve the best possible price,” he said.

On Saturday morning seller Frank Bruno sold his parents’ home at 8 Scott Road, Newtown which they had owned since 1975 for $1,476,500.

Mr Bruno’s mum passed away last year and his father passed away 10 years ago.

He said the auction campaign, led by Ray White Prospect director Stefan Siciliano, drew a lot of interest.

“I was inside the house during the auction but outside there was a crowd of 100,” Mr Bruno said.

“We are so happy this home has now gone to another great couple, who I met during the campaign.”

Mr Bruno said the four-bedroom two-bathroom home was in “immaculate condition” and located in a quiet cul-de-sac.

“This home is rock solid,” he said.

“I loved living here. The house is 50 years old and there’s not too much traffic around.

“It’s a great place for kids to grow up with the reserve just across the road.

“I remember playing cricket across the road.”

Mr Bruno said he regularly used Ray White’s online portal NurtureCloud to keep an eye on how many people were attending the open homes during the campaign.

On Saturday morning seller Frank Bruno sold his parents’ home at 8 Scott Road, Newtown which they had owned since 1975 for $1,476,500.

Mr Bruno’s mum passed away last year and his father passed away 10 years ago.

He said the auction campaign, led by Ray White Prospect director Stefan Siciliano, drew a lot of interest.

“I was inside the house during the auction but outside there was a crowd of 100,” Mr Bruno said.

“We are so happy this home has now gone to another great couple, who I met during the campaign.”

Mr Bruno said the four-bedroom two-bathroom home was in “immaculate condition” and located in a quiet cul-de-sac.

“This home is rock solid,” he said.

“I loved living here. The house is 50 years old and there’s not too much traffic around.

“It’s a great place for kids to grow up with the reserve just across the road.

“I remember playing cricket across the road.”

Mr Bruno said he regularly used Ray White’s online portal NurtureCloud to keep an eye on how many people were attending the open homes during the campaign.

“It was good to see the numbers, I used the portal a lot.”

First home buyers Chloe Coates and her husband Donald Impett finally have a house to call home.

The young couple, both aged 28, bought 15 Portland Road, Queenstown under the hammer for $1,050,000 today.

“This is our first home and we are really excited,” Mrs Coates said.

“We have been renting since we were around 22, when we moved out of home.”

Mrs Coates said she loved the character build of the three-bedroom double-brick home.

“We also really loved the neighbourhood - at the auction all the neighbours were so happy for us,” she said.

“There’s a fenced playground across the street and we can imagine having a family, and plan to!”

Mrs Coates said she loved auctions and was glad to finally win one.

“They are high intensity and can make you nervous,” she said.

“I love them because of the transparency. With best offers you kind of wonder if they (agents) are trying to get more money out of you, and are they being honest.

“Seeing people bid means transparency.”

“This was reflected during bidding of Perth auctions, with results exceeding expectations by upwards of 300,000 in some cases.”

The couple said they were “so lucky” to have all their family present at the auction.

“My brother and his wife have triplets so we were all carrying one, they had a bottle of champagne and so we popped it as soon as we won, and had a glass,” she said.

Mr Lee, who has two children, placed the winning bid on the four-bedroom two bathroom property which sold for $1,596,500.

He said the location of the property in a popular school catchment was the big draw card.

Set on an elevated block in one of Willetton's most convenient pockets, the property is loaded with potential.

Mr Lee said he found the auction process similar to what he had seen on TV.

“It wasn’t too stressful, it was better being in it instead of watching it on TV,” he said.

With six family members as “back up” on auction day, Mr Lee said it was now time to chill out and cancel all of today’s open home inspections.

Ray White Dalkeith|Claremont agent Adrian Loh said there were close to 100 people who attended today’s auction.

“The interest was massive,” Mr Loh said.
