“I had to hold my breath for the last few minutes of the auction,” said Kylie, a mum of three who owns her own law firm.

Tom and Kylie’s house at 42 Hulme St, Virginia sold under the hammer for $1,850,000 with 3 active bidders through marketing agent and top performer Dwight Colbert of Ray White One Group.

After 30 days on the market with no offers Dwight Colbert knew exactly what to do. He quickly converted the campaign to auction to dial up the deadline and the competition intensified.

“We have bought and sold a number of times before but always via private treaty. We are experienced property sellers but we were floored when our house wasn’t sold after 30 days," Kylie said.

“The house looks amazing, it’s immaculate and we couldn’t fathom what was going on after 30 days and zero offers. We talked to Dwight and he changed us to ‘forthcoming auction’ and then set a date auction and we got a lot more people through every single open,” Kylie said.

“Last Saturday alone we had 11 groups of buyers through.

“We are now convinced auction is the only way to sell and we will use the method in the future for sure.

“It really is the only way to create competition by putting them all in the room.

“Buyers need to see each other in real life.”

The seller, who was at SeaWorld’s for her daughter’s birthday, said she held her breath for the final few minutes of the auction.

“It was so nerve wracking but it’s done. It’s unconditional at the fall of the hammer and we will exchange in 30 days. There’s no risk of a finance clause falling over, or anything like that. All we have to do now is pack and move as we have already bought a new house in Stafford Heights.

“Dwight Colbert and his team are fantastic. Dwight is right on the ball. In fact, he sold us the house two years ago and we were only selling so I could start my new business.

“We have bought a 1950s house in Stafford Heights on a big 600sqm block which my husband Tom, he’s a builder, will renovate.”

Kylie said she loved the reporting available to them via the NurtureCloud client portal.

“I reviewed the report every single week and read all the comments from buyers. It really helped us to make an informed decision and paint a realistic picture of the campaign. Next time we will just go straight to auction!!”

The leading group cleared 76 per cent per cent of all auctions today and recorded an average of 4.7 registered bidders and 3.3 active bidders per auction today.

The top auction sale of the day was in Sydney at 244 Attunga Road, Yowie Bay which sold under the hammer for $3.3 million. Matt Debreczeni of Ray White Sutherland Shire and auctioneer David McMahon of Ray White NSW said this marathon auction lasted 45 minutes with 141 bids in total!

The auction with the highest number of registered bidders was marketed by Ray White North Quays principal Scott Langley who recorded 22 registered bidders at 18 Atwick Way, Craigie. The property was sold under the hammer for $865,000.

According to NurtureCloud, Ray White conducted 6501 open homes across the nation today, with 28,891 attendees, an 11 per cent jump on last Saturday. The open home with the most attendees was at 2/38 Pildappa Ave, Park Holmes. The property, which was listed by Ray White Glenelg agent Wayne Tuong who welcomed 69 attendees through today’s open homes.

Ray White NSW Head of Auctions Dave McMahon said there was an uptick in auction volume with 138 scheduled for today.

“Post the interest rate cut, we’ve seen a resurgence in buyer confidence averaging 5.5 registered with 3.3 active per auction which should provide our sellers with confidence,” Mr McMahon said.

“Interestingly, I’ve experienced an increase in hesitation to open the bidding but once the first bid is placed the auctions quickly pick up pace.”

Mr Debreczeni said his sellers were stoked with the result. “The sellers are downsizing in the same area while the buyers are a young family from down the road. We had two locals and two bidders from out of the area. The locals bought it, they have a big property, block of land nearby and now they are going to move in here and just do some work on it.

Mr Piddington said the auction sale represented the all-time street record for a two bedroom unit with no parking on Sydney Road in Manly, Fairlight and Balgowlah!

“We moved the auction forward by two weeks as we had a lot of interest and we could see more stock coming on in the same area. This was a good strategy for my sellers today.”

Seller Tom Norris said they loved Eddy Piddington’s advice from the start to the finish.

“It was so nerve-wracking going to the auction but we are so relieved it is done. We are both very excited by the sale and the record. Eddy was so great to work with, he was always in touch with us. He is a great communicator, good at explaining everything which really put us at ease.

"He left no stone unturned so now we can move and find a bigger four bedroom home around Allambie. This will be a big upgrade for us.

“Auction is the only way to sell. We didn’t get any offers prior but all the bidders came today.”

Dion Verzeletti of Ray White Upper North Shore Group said the buyers were out in force today in the Hills District.

“Five registered bidders and fierce competition saw a home at 116 Bellamy Street Pennant Hills sell for $2,350,000,” he said.

“This lovely and fairly original home has been with a lovely owner and now passed on to a young couple who have just bought their first home.

Sellers William and Yvonne Brown have owned the house for 52 years.

“We built the house in 1973, and we have such good memories here. Our three children had such wonderful childhoods here as we are adjacent to bushland on a very quiet street," Mr Brown said.

“For us, the auction was a success but the preparations were stressful. We have had quite a lot of rain in the last few weeks but the committed buyers still came out in the wet.

“I would highly recommend Dion and Julian from Ray White. Auction is a good way to sell,” said the Browns who are downsizing into a nearby retirement village.

“Dion handled the process very well and we are very pleased with the outcome. The price has actually far exceeded our expectations.”

An investor, who bought the property in 2022, today sold it to a buyer who works at The University of Queensland and was moving to Sydney from Brisbane.

“The buyers want to retire in Sydney in the coming years. The main reason for the move is that they can fly directly to China from Sydney whereas they can’t from Brisbane,” Ms Eddine said.

“There are huge crowds coming through our open homes for houses right now.

“Houses are busy but not units or duplexes. Everyone wants the land. My seller is over the moon, it was original, she had done nothing to the house.”

“The selling experience was beyond my expectation. It was my first auction sale and I was very stressed. I'm very happy with the outstanding result,” the seller said.

Ray White Victoria Chief Auctioneer Jeremy Tyrell said that despite the cold and wintery weather conditions that had returned across the state this weekend, there was plenty of heat in the real estate market as confidence received a big boost with the announcement of a cut in interest rates.

“There were 184 auctions scheduled across the state this week for the Ray White network in Victoria, with the clearance rate seeing a 16.34 percent boost at 76.5% for all auction sales,” he said.

“Bidder numbers increased at auction by 15.55 per cent, with 2.7 active bidders recorded on average.

“Given interest rates were cut earlier in the week, the full force of the reduction may start to take effect in the coming weeks.”

The Judd White team converted the auction to an in-room last night due to unpredictable weather and there was a full room watching on.

Ray White Queensland Chief Auctioneer Gavin Croft said it was so wonderful to see how much the auction market had changed across the river city. “Brisbane has matured and become a sophisticated auction market. 33 Neale St Holland Park West sold for $1,925,000 with five active bidders. This is the most desirable street in the suburbs. Both buyers are happy sellers,” he said.

“Then over in the west, at 1 Badge St, Jamboree Heights, a father and son bought this property through marketing agent Steven Kremer of Ray White Centenary for $785,000 as a renovator and then rent out.

“These buyers had already secured two other properties today and so they plan to hold this acquisition until the Olympics.”

“We had a big crowd out early on a Saturday morning. The market is very bouyant. There is a feeling of confidence since the rate cuts started and we have seen a lot of buyers looking to buy, which is exciting. Stock is still low though, so buyers have less choice.”

Ray White South Australia Chief Auctioneer John Morris said South Australia was leading the nation in property growth.

“Adelaide's median dwelling price has surged nearly 10 per cent year on year and we're currently around that $850,000 mark making South Australia the standout performer in Australia's real estate landscape and that continues with the auctions as well.

“We are seeing higher clearance rates than that of all of the other states and territories.

“We are seeing more properties go to auction.

“We're about 34 per cent of all listings going to auction and Ray White as usual is taking the market share to them. The

“RBA's recent 25 basis point rate cut dropping the cash rate to 3.6 per cent delivered the direct win to borrowers and with a lot of major banks passing on the full cut many homeowners and buyers are already enjoying mortgage relief and we are seeing that today with bitters making themselves known and bidding stronger than normal. 
It seems to have turbocharged borrowing powder and confidence right across the market.
