Ray White NSW Head of Auctions Perry Edmondson-Clark said there was a dip in auction volume with 180 scheduled auctions across the state this week. “It’s the first time we have seen this number dip below 200 in a little period of time,” he said.
“Despite the lower volume, due to school holidays across the state, our clearance percentage remains stable in the high 60s. We recorded a shift this week in bidding numbers and their willingness to negotiate with multiple buyers suggesting they have 'other options' in the market. All in all the market remains stable and balanced and those properties positioned correctly around price are still achieving great results.”

Mr Dowd said he and his daughter Zoe met more than 50 groups of buyers during the campaign. “It was a very active campaign. The market is still busy but it might be changing soon as we have seen a jump in more stock coming to market. We have listed a house every day so far in July.”

Ray White Victoria Chief Auctioneer Jerermy Tyrell said the winter school holiday market continued to see a decline in the number of auctions across the state, with 166 scheduled for the Ray White network.
“Even though this is a seasonal trend, the volume of auctions for this period is up 28.7 per cent year on year. Despite these fluctuations in auction volume, buyers remain highly engaged with 2.4 actively bidding on average across all reported auctions and a confidence boosting clearance rate of 71.4 per cent. Next week, auction volumes return with more than 200 scheduled as we start edging towards spring.”

“The auction would have made Elon Musk proud, it went off like a rocket!” said the unstoppable Kevin Chokshi of Ray White Cheltenham who called the auction action in front of a crowd of more than 100 people.
“The bidding started at $1.4 million and it travelled up swiftly to $1.776 million. The buyers were all local families. It was a busy campaign with 63 groups during the three weeks. There’s plenty of buyers who are willing to come out for well presented homes. This was an outstanding home and it attracted a lot of interest.” Pictured above are the very happy new buyers at the signboard.

The sellers (pictured) had lived in their unit for the last 12 years, with their two little kids. Mr Jansma recently helped them buy their next family home a week ago.

Ray White Queensland chief auctioneer Gavin Croft said the “long and extended journey of low stock volumes and high demand” continued to persist.
“But we're starting to notice a shift or a change coming through with more availability on offer. Next weekend, the Ray White Queensland group has 125 auctions going up next Sunday at the Howard Smith Wharves with bookings flowing through to August.
“We're seeing a rise in auction volumes coming through to the marketplace and that means sellers will have to be more considerate with their thinking around their sale price.
“More auctions give buyers more choice and a more balanced market is what we're forecasting for the second half of the year. But right now we’re still in a wonderful marketplace in Brisbane.”
Mr Croft said his highlight today was 13 Dolphin Street, McGregor, marketed by Michelle Lee from Ray White Rochedale which sold under the hammer for $1,153,000 with five registered bidders.
Meanwhile the top agency in Queensland today sold almost $30 million worth of Brisbane property with luxury inner city units in high demand.
Ray White Collective principal and auctioneer Haesley Cush said he had never seen such strong buyer demand with the group reporting an 83 per cent campaign clearance rate.
“We had 85 registered bidders here today, all vying for their slice of the Brisbane property market. This market is on fire, there’s never been a better time to sell.”
The highest price sold under the hammer was the stunning ground floor unit on the Brisbane River at 5/27 Vernon Terrace, Teneriffe which sold to a local buyer for $3.9 million.
There were a whopping 23 registered bidders all keen on 5/115 Berry Street, Spring Hill which sold for $803,000.
“What surprised me the most about today was the sheer number of registered bidders. The first and second lots had 10 registered bidders on them and lot 15 had 23 bidders. The room was heaving with people. It was like huge waves of people kept coming into the room, waves of buyers flowing in.”
For the first time ever, the Collective team had two interpreters in the room to assist buyers. Team member Bowen Wang spoke Mandarin while leasing specialist Sukhraj Singh Nijjar welcomed everyone in Hindi and was on hand to help Indian buyers.
“We certainly had lots of Chinese and Indian people in the room who took advantage of the service too. These are the two largest groups of migrants now in Australia and we’re happy to help them.”
Ray White Collective principals Matt Lancashire and Haesley Cush just after their latest successful in-room event where they sold almost $30m worth of property in just 1.5 hours.

Ray White South Australia auctioneer Sam Grover said a lot of bidders were choosing to bid aggressively, and many were bidding sight unseen too.
“Bidder numbers remained quite strong across the state today. Agents and vendors have noted quite a number of auction bidders that have arrived and not even seen the property at all. They arrive and bid sight unseen, and bid aggressively. One auction in particular today was 15 Hank St Lockleys which had 14 registered bidders and a number of those hadn't even seen the property beforehand,” Mr Grover said.
“That property sold about $300,000 above the reserve price.
“We are also seeing strong bidding in the range of the $600,000 to $900,000 price bracket. It's not just the large landholdings, or more affordable homes, but activity is stretching far and wide.
“The rain has held off for us too so we're expecting another pretty strong showing as far as clearance rate goes. We're heading for a preliminary auction clearance rate in the low 80 percentage range.”
