The property was Ray White’s top auction sale of the day.

With four registered bidders and two active bidders, Ray White Upper North Shore agent Jessica Cao, said the new buyers were attracted to the North Shore area, as well as the easy maintenance of the four-bedroom two-bathroom property.

“It was very hard for me to sell this house,” Mr Koea said.

“With a four-year-old child, we need to find a new place with more space.”

Mr Koea said he was looking for a multi-generational home to accommodate his parents and in-laws.

“We are looking to upsize in the area,” he said.

Mr Koea said the rain did not stop a large crowd from attending today’s auction.

“There were so many people who came, I couldn’t even make my way into the living room - I stood at the back,” he said.

Mr Koea described the c1923 brick home as his “prized possession”.

“It was so nice to meet the buyer, we exchanged details,” he said.

“I want her to love it as much as we did.”

Mr Koea said he would miss the views and privacy the most, as well as the sound of the wind and birds.

“There’s a beautiful jacaranda tree in the middle and when the new buyer settles, it is going to bloom!”

The home, which has undergone a renovation, is in a sought-after location.

It was the first time selling a house for Mr Koea who described the auction process as amazing.

“If you live in this area, I would highly recommend Jess - she’s a five out of five,” he said.

Mr Koea said the NurtureCloud client portal experience provided online reports weekly and described Ms Cao’s updates as “thorough and excellent”.

“Everything happened at auction today exactly how she predicted it.”

The buyer said she felt relaxed purchasing the property via auction.

“It was a very smooth process, because we were supported by the sales team,” the buyer said.

“This is the second auction we have attended, and for us, this feels like home.”

The leading group cleared 78 per cent per cent of all auctions today and recorded an average of 4.9 registered bidders and 3.1 active bidders per auction today.

The auction with the highest number of registered bidders was marketed by Ray White Glenelg | Brighton agent Rod Smitheram who recorded 25 registered bidders at 2 Joyce Street, Glengowrie. The property was sold under the hammer for $1.515 million.

According to NurtureCloud, Ray White conducted 6160 open homes across the nation today, with 25,432 attendees. The open home with the most attendees was at 21 Victory Drive, Pakenham. The property, which was listed by Ray White Berwick agent Andrew Carlow, who welcomed 73 attendees through today’s open homes.

Ray White NSW Head of Auctions Dave McMahon said market watchers were waiting to see what the outcome of the Reserve Bank Board meeting was this Tuesday.

“If the central bank cuts the cash rate on Tuesday, we expect the market will accelerate again across the harbour city and the rest of the country too. We have such low stock on offer right now and plenty of buyers.

“Across Sydney we recorded 5 registered bidders per property, and more than 3 of them were actively participating in the auction. The bidders numbers are well above the long term average.

Ray White Victoria chief auctioneer Jeremy Tyrrell said low auction volume is playing nicely into the hands of sellers as buyers turnout in numbers, keen to purchase before a potential drop in the official cash rate when the Reserve Bank meets next week.

“The highly anticipated decision could put more money into the hands of buyers, meaning stronger competition and buying power in the months to come,” Mr Tyrrel said.

“Across the state, there were 169 auctions scheduled for Victoria's largest real estate network, Ray White. The average number of active bidders across all reported auctions peaked at 3.3, an increase of 31.38 percent year on year.

“The lucky purchaser of a beautiful family home at 8 Sonia Street, Ringwood was full of mixed emotions after securing the property they had inspected six times over the course of the four week campaign.”

He said selling agent Lisa Devenish said it was an emotional sale for her clients who were absolutely thrilled with the result.

“This week’s clearance rate was up 33 per cent year on year at 88 percent,” Mr Tyrrel said.

Michael and Russell bought a four-bedroom two-bathroom 26-28 Cecil Street, Williamstown at auction this morning after wanting to move from Sydney to Melbourne.

“We have been looking for about four months,” Michael said.

“I love being by the sea and it was good to find this - we will see how it works out.”

Michael said while he had been involved in the auction process before, he was nervous about what would happen today.

“I wasn’t sure how many bidders there would be and the auction rules are a bit different here!

“But the Ray White team did a great job and everything worked out well.”

Ray White Queensland Chief Auctioneer Gavin Croft said the volume of registered bidders continued to remain incredibly high.

“For me personally I have had in excess of seven registered bidders per auction,” Mr Croft said.

“It gives a seller a wonderful insight into the energy and pulse of today’s market.

“To see it all in real time and take it in and make good decisions.

“So, really the only thing getting in the way of sales right now on the auction floor particularly with the volume of registered bidders is of course if the seller’s expectations are too high.”

Mr Croft said Queensland was anticipating between a 70 per cent to 80 per cent clearance rate.

After 12 years, Mark and Petrina Weatherstone sold their investment property at 1/17 Great George Street, Paddington at auction this morning.

With 23 registered bidders, it was no surprise the inner-city property was a hit among potential buyers.

“Today’s result really exceeded our expectations,” Mrs Weatherstone said.

“When we bought this property, we thought the character and lifestyle would be great, and it would be easy to rent - and it was.

“We have had great capital growth and rental yield.”

Mrs Weatherstone said the client portal, NurtureCloud, gave them real-time updates about the property which stopped them “hounding” Ray White Paddington agent Judi O’Dea.

“It was great to see the numbers, who was coming through inspections and I liked the report which was actual verbatim or what people had to say about the property,” she said.

The couple said they enjoyed some champagne together shortly after their auction success.

Ray White Paddington agent Judi O’Dea said this morning’s rain didn’t dampen the spirits of those attending the auction.

Ms O’Dea said the renovated townhouse was purchased in front of a crowd of 100 by a young lawyer who was represented by a buyer’s agent.

“There were two buyer’s agents fighting over it in the end,” Ms O’Dea said.

“This two-bedroom two-bathroom property has a city aspect and it’s just incredible.

“The demand was just sensational.”

She said there was a good mix of potential buyers including an investor who flew up from Sydney and bid strongly, as well as a mix of first homebuyers, investors and one or two downsizers who wanted a small lifestyle property in Paddington.

Ray White South Australia is definitely leading the market, setting the standard and smashing the competition, according to Ray White South Australia chief auctioneer John Morris.

“We're holding a massive 41.4 per cent market share with our nearest competitor at just 7.8 per cent and we're not only winning on volume as we always do, we're also winning on performance,” Mr Morris said.

Mr Morris said 93 per cent of our auctions have bidders in the game with seven registering on average and half of those jumping in to compete.

“That's competition you can hear, feel and see, driving the prices ever northward, which is only good news for the sellers,” he said.

“ As for clearance rates, we've been holding consistently between 70 and 75 per cent on auction day, while our competitors, according to all reports, are selling about 50 to 55 per cent on auction day as an average.

“When it comes to results, our auctions are landing around about 12 per cent higher than the best offers received prior to auction day.

“So, we have a bigger share, we have more bidders. We have better results.”

Timothy Konetschka and his wife Hannah sold their three-bedroom home for $1.010 million at 2A Lorraine Avenue, Paradise in front of a crowd of 50 people this morning.

Mr Konetschka said the house was built in 2020 and had three-bedrooms and two-bathrooms.

It was the first time selling a house for Mr Konetschka, who said his one-year-old daughter Eloise was outside with her grandparents watching the auction unfold.

Mr Konetschka, who plans to move to Rostrevor, described today’s auction result as “incredible”.

“Between Linda and John the auctioneer, they worked together and worked the crowd,” he said.

Mr Konetschka said the NurtureCloud client portal experience provided real-time information for him and his wife to better prepare for the upcoming auction.

He said the data showed there were more than average attendees at the open homes and based on this, Ms Clemente advised them to expect a large crowd at the auction.

“The portal was fantastic for us, it was nice to keep track of things and be in the know. A lot of people who have experience in selling houses that I work with that haven’t sold with Ray White have been impressed by the information in the portal,” Mr Konetschka said.

“Linda obviously knows the local crowd, and knows how to get them along to auction, so it was a no-brainer for us to choose her.”

Ms Clemete said downsizers and first homebuyers showed interest in the property.

After owning 27 George Street, Parkside since 1969, 90-year-old Pasquale Parente watched his villa sell under the hammer for $1.41 million this morning.

Deborah Parente was by her uncle’s side at the auction which attracted a crowd of around 20 people.

Mr Parente sold his original four-bedroom one-bathroom sandstone-fronted property after moving to a nursing home just three months ago and said he was happy with today’s result.

Ms Parente said her husband grew up in the home.

“I thought my uncle would have been very emotional coming here today, but he said he now has a nice place to stay,” she said.

“He has had many good years here, and memories are in your heart not your house.”

Ms Parente also raved about the NurtureCloud portal, describing it as “fantastic”.

“I used it to see how many views we had on the property and any comments that people who attended the open homes had left - it was very helpful,” she said.

A home built in 1950 was sold under the hammer for $1.515 million this morning by Mandy Allen and her sisters.

The property sold for a record price for a two-site development in Glengowrie.

Ms Allen (pictured far right) with her sisters Kerry Allen and Belinda Allen-Horskins said the home was built by their grandfather.

“It was a bit emotional, my uncle had been living here until he passed away last year,” Ms Allen said.

“We were selling this for my dad Roger Allen who owned it - it was his childhood home.

“We are from the northeast side and dad has his own place too.”

Ms Allen said she was happy with today’s result, with the property selling for more than they had hoped for.

“It really exceeded our expectations,” she said.

Ms Allen said Ray White Glenelg | Brighton agent and auctioneer Rod Smitheram kept her in the loop every step of the way in regards to the auction process.
