The trends, features
and suburbs defining
luxury in 2026

Located at 20 Cottmans Road, Fish Creek, the sprawling 15.84-hectare estate features an award-winning commercial vineyard, a renovated cellar door and restaurant complex, and a private, four-bedroom luxury homestead.

Ray White Rural Victoria director Jason Hellyer is marketing the property which is being offered as a walk-in, walk-out opportunity, backed by 25 years of established brand equity, a loyal customer base, and immediate operational capacity.

The vineyard’s reputation for excellence was firmly cemented at the Westpac Gippsland Wine Show Awards, where it recently swept three Gold medals for its 2024 Chardonnay, 2025 Pinot Noir Rosé, and its popular 2024 'Ella and Millie' Pinot Noir.

Owners Paul Smith and Charlie Blomley, who purchased the property in 2020 and heavily invested in upgrading its commercial infrastructure, have decided to sell to focus on other commitments, passing on a business primed for scalable future growth.

“We have been incredibly fortunate to share so many memorable times together at the vineyard, celebrating great wine, wonderful food, and the joy of personalising our stunning, award-winning wines with labels featuring our grandchildren, children, and other special people involved,” Mr Smith said.

“These wines have become a lasting tribute to those who have supported us and helped make this property such a unique and cherished place.”

Mr Blomley said the decision to sell stems from a lack of time rather than a lack of love for the estate.

“We have made the decision to sell largely due to time commitments in other aspects of our lives,” Mr Blomley said.

“Spending time amongst the vines with those stunning views is good for the soul. Let's not forget it has and does produce some incredible wines!”

The property's viticultural value is heavily underpinned by its 25-to 27-year-old original rootstock, a level of vine maturity that cannot be manufactured.

Nestled within South Gippsland’s highly coveted high-rainfall belt, the property benefits from a low-variability average annual rainfall of 1,006mm and a drought index of zero - factors that property analysts note provide vital “future-proofing” amid an ever-changing climate, Mr Blomley said.

The estate comprises three distinct vine plots of Pinot Noir and Chardonnay planted on highly productive Yellow Kurosols soil.

Beyond agriculture, the estate has carved out a lucrative niche as a premium hospitality venue and lifestyle destination.

Following an extensive renovation by the owners, the cellar door features a new commercial kitchen, a completely remodeled main bar and restaurant space, and an expansive outdoor service area.

Mr Blomley said the venue has hosted numerous weddings and local celebrations, and its picturesque backdrop even caught the attention of celebrity chef Khanh Ong, who filmed an episode of Khanh Ong’s Wild Food for SBS Food on-site.

The business model has been structured for maximum operational versatility, making it an attractive prospect for a diverse range of buyers, from private investors to industry professionals, he said.

Tucked privately above the commercial precinct is the timber-clad family homestead, featuring four bedrooms, a dedicated study, open-plan living with vaulted timber ceilings, a family room with a wood heater, and a large north-facing entertainment deck overlooking the vines.

Situated just 10 minutes from the characterful township of Fish Creek and a stone's throw from the iconic Wilsons Promontory, the property offers a blend of regional seclusion and metropolitan accessibility, just two hours from the Melbourne CBD via Eastlink.
