Rajol, 38, and his partner Pranisha Shakya, 37, couldn’t wipe the smiles from their faces as they stood with their son Ojas (1) in front of the sold sign today.

“We have been looking for a property for over three months,” Ms Shakya said.

“We have been searching for a family home, something bigger than what we have at the moment - a home that has a homely feeling - and this house was just perfect.”

Ms Shakya said she was nervous about the competition at the auction.

“I was a bit nervous but also excited,” she said.

“I was hoping we would win the auction, but I wasn’t sure.

“We came with high hopes - who wins the bid, takes the home! Lucky it’s us this time.

“This will be an extra special Father’s Day - this is definitely his Father’s Day gift.”

Mr Tuladhar said he needed some time to “let it all sink in”.

“Tomorrow is Father’s Day and we will be celebrating by going out to dinner,” he said.

Ray White recorded a preliminary clearance rate of 78.2 per cent of all auctions today and recorded an average of 4.5 registered bidders and 3.5 active bidders per auction today.

The top auction result for the day was marketed by Ray White New Farm agent Tom Lyne who sold 93 Villiers Street, New Farm under the hammer for $4.26 million. The auction recorded 6 registered bidders and 3 active bidders.

The auction with the highest number of registered bidders was marketed by Ray White Werribee agent Aydan Matejin who recorded 24 registered bidders at 24 Parrakeet Road, Werribee. The property was sold under the hammer for $615,000.

According to NurtureCloud, Ray White conducted 6740 open homes across the nation today, with 29,257 attendees. The open home with the most attendees was at 13 Wirilda Way Parkwood in Western Australia.The property, which was listed by Ray White Whiteman & Associates agent Edward Lim, who welcomed 111 attendees through today’s open homes.

Ray White NSW Head of Auctions Dave McMahon said auction volume continues to grow as we scheduled 155 auctions across the group today.

“For the majority of the cooler months we averaged 120 auctions each Saturday,” he said.

“Bidding activity remained consistent with 4.7 registered and 3.3 active.

“Speaking with our auction department we have exceptional results across Sydney today. As sellers' confidence grows each week we eagerly look ahead to see if that brings more stock to the market.”

Mr McMahon said: “It may be too early to say ‘spring has sprung’ but it appears we are heading in the right direction”.

Ray White Victoria chief auctioneer Jeremy Tyrrell said early spring sellers were enjoying favourable market conditions with a slower start to spring, as new listings to market remain low across all capitals.

“In Victoria, the Ray White network had 195 auctions scheduled this week, down by just over nine percent against the same period last year,” Mr Tyrrell said.

“On the flip side however, competition at auction was as hot as the weather, with 2.9 active bidders on average across all auctions and clearance rates moving north of eighty percent for the second consecutive week.

“Most buyers that missed out took a pragmatic approach to their quest, with a young couple who missed out on a property in Cheltenham citing: “We came with a budget and we’re happy we stuck to it. The other group had more so we moved on to the next one!”.

“Hopefully the next one isn’t too far away as listing volume slowly begins to build up to what’s shaping as the first ‘Super Saturday’ on Saturday 20 September, one week prior to the AFL Grand Final”.

Queensland buyer Shobha Reddy had a family friend bid on her behalf at this morning’s auction in Melbourne at 4 Fernly Court, Wheelers Hill.

Ms Reddy, from Brisbane’s Samford Valley, is looking at the option to move back to Melbourne to be with family and friends after buying the property under the hammer.

“We lived in Melbourne for 15 years before moving to Brisbane - we wanted to try Queensland because of the better weather and it’s a beautiful place,” said Ms Reddy, who lives on acreage property.

Having prior experience bidding at auctions meant Ms Reddy was not nervous placing bids over the phone from a different state.

“I feel good about today’s auction - it was a big decision,” she said.

“We have been active in the property market for some time and have been involved in a few auctions in the past, so we knew how the process worked.”

Ray White Queensland Chief Auctioneer Gavin Croft said there was some really good energy when it came to bidding today.

“Buyers are certainly giving it a go at every opportunity,” Mr Croft said.

“We have seen a balance where some vendors, despite having some wonderful bidding, have decided not to sell. Others have been very much rewarded by the quality of the bidding they have seen.”

He said average bidding numbers of 5 to 6 remain consistent across the Brisbane market.

Sellers Yen and Aman Omar sold their home of five years at 61 Mannington Road, Acacia Ridge under the hammer for $1.31 million.

The couple, who have two children, are now looking forward to moving to a bigger home with a swimming pool.

Mrs Yen said it was their first time being “on the other side of the fence” having bid at auctions before.

“We were a little anxious about today, but we got more than what we were willing to settle for. Lance and his team went above and beyond what we were expecting,” she said.

A morning walk with a friend’s dog called Maverick turned into a surprise auction purchase for Brisbane couple Ash Divakaran and wife Rebekah.

The couple took a stroll past 52 Richmond Street, Gordon Park and ended up placing the winning bid, and sealing the deal at $1.45 million under the hammer.

Mr Divakaran, 39, said the property was an investment purchase as they live nearby at the Grange.

“We have been looking for a while but never expected to buy today,” Mr Divakaran said.

“We went for a walk with our friend’s dog Maverick and ended up buying a house!

David Keenan and his sisters sold their mum’s home at 41 Montrose Street, Gordon Park auction under the hammer in front of a crowd of 60 people this afternoon.

Mr Keenan, 36, said his mother, a former teacher at All Hallow’s School, was unwell at the moment however perked up upon hearing the sale price.

His mum has owned the house for 18 years.

“We got more than we wanted and the auction process with Judi was great, it was so smooth,” he said.

“We would recommend the auction process - it got us more than if we hadn’t gone to auction!”

Ray White South Australia chief auctioneer John Morris said it has been a stellar week for auctions in South Australia.

“Week in, week out, we don’t just take part, we dominate,” Mr Morris said.

“Last month alone, Ray White called 43 per cent of the auctions in this state. That’s right - nearly half the market! And we consistently sit above 40 per cent - more than our nearest competitor by at least five times.”

Mr Morris said Ray White cleared 73 per cent of auctions on auction day last month and the rest of the field, just 59 per cent.

“Auction brings a transparency that no other sale can achieve, and nobody does it better than Ray White,” he said.

Dev Chaudhary, 21, bid at auction for the first time this morning helping to secure 20 International Ave, Salisbury North under the hammer for his mum who is currently travelling overseas.

Mr Chaudhary said his family had been searching for the right property for about seven months.

“We saw this one had a big land size and suited what our family needed,” he said.

“It’s my mum who is buying the house - my brother and I are students working part time but we are going to move in with her.”

Mr Chaudhary said his mum was a doctor and very happy with today’s result.

“I won the property - so that was the most enjoyable part.

“The auction went very smoothly and we had everything wrapped up within 10 minutes after it sold.

“Now we are waiting for mum to get back and then we are going to celebrate.”

Seller David Cohen said he was “blown away” with the result of today’s auction.

“We had 32 groups that went through and we are really happy with Sam Grover the auctioneer - he did a fantastic job!,” Mr Cohen said.

“Todd our agent was really upbeat and the result we got really surprised my wife and - it exceeded our expectations.”

Mr Cohen and his wife have lived at the three-bedroom two bathroom home for 16 months.

Daniel Prior said Father’s Day came early for him, after purchased 80 Reuben Richardson Road, Greenwith at auction with his wife Tori and baby Ivy by his side.

“It was our second time bidding at an auction,” Mr Prior said.

“The process was so quick and smooth.”

While three-month-old Ivy wasn’t the best behaved during the auction, her proud dad said it didn’t matter.

“We are so stoked to have got this house, the facade is amazing and it’s in a great spot. It’s the exact suburb that we wanted to be in - it has ticked all our boxes,” Mr Prior said.

“We have been looking for years but more actively in the last six months.”

Mr Prior plans to celebrate Father’s Day and his new purchase with a special dinner tomorrow night with his family.

Ray White Western Australia CEO Mark Whiteman said: “We saw 56 registered bidders across the five auctions this weekend which underpinned the 100/80 per cent clearance rate in Western Australia”.

“Our agents are starting to hear that buyers are starting to appreciate the open opportunity to (at least) have a go in the competitive market we find ourselves in,” Mr Whiteman said.

“Many buyers comment that they ‘at least had the opportunity to buy’ even when they have missed out.”

With listing numbers in Perth falling again this week (currently 2981) sellers are seeing better than expected results as buyers compete for the limited supply, he said.
