The location of 32 Wellard Rd, Box Hill South (above) has drawn buyers to the property ahead of its 11am auction this Saturday.
Ray White Blackburn agent Zen Chan said the land value was the big ticket feature.
“It’s a great location because it’s a very quiet street within the Box Hill High School zone which is very popular, and right next to Box Hill Golf Club,” Mr Chan said.
“The land is around 640sq m which is pretty decent.”
Mr Chan is taking the property to auction with a price guide or $850,000 to $935,000. |

Another golf course home going under the hammer is a four bedroom property at 78 Axminster Drive, Craigieburn (above).
The solid brick family home is going to auction at midday through Ray White Craigieburn’s Adrian Prestileo with a price guide of $550,000 to $600.000.
“It’s a great spot and the sellers have been there 12-and-a-half years,” Mr Prestileo said.
“The rear living zone looks out to the golf course. There’s a triple car garage and it’s a bigger block so it’s certainly not the average Craigieburn home.” |

To Sydney where Ray White Petersham director Nicholas Arena is taking a renovated duplex to auction at 3pm.
Mr Petersham said 2/9a Wardell Rd, Petersham (above) was a rare offering, being a duplex.
“There aren’t too many in the area,” he said.
“It’s larger than a unit, more like a semi, so it’s pretty popular for that extra space. We’ve had feedback on price at around the $750,000 mark.” |

North of Sydney, two coastal properties going under the hammer are attracting a solid level of buyer attention.
An original beachside home at 29 Point St, Bateau Bay (above) is on the market for the first time in 26 years and going under the hammer at 10.30am.
The two bedroom, two bathroom house is only 100m from Wyrrabalong National Park and Bateau Bay beach.
It’s being taken to auction through Ray White Coast Edge’s Karl Snopek with a price guide of around $1 million.
“It’s an old original beach shack three doors off the beach so it’s in a really good position,” Mr Snopek said.
“Some people are interested in doing it all up and maybe putting in a granny flat out the back, while others are thinking of bulldozing and building a new house, then some are interested in building a duplex. There are a few options but the main thing is the location.” |

While around 15 minutes away, a Terrigal apartment block with terrific ocean views is going to auction at 1.30pm through Ray White Terrigal’s Rod Amos.
Held by the same owner since 1972, the four separate units at 101 Scenic Highway (above) are on an 1,144sq m block of R2 residential land, with solid rental return and established tenants.
“All the interest is local,” Mr Amos said.
“It’s basically people taking advantage of the rental return. They’ll land bank and capitilse in the future. It’s a dress circle location with the best views.” |

In Brisbane, the lovely Judi O’Dea of Ray White Paddington is taking a large contemporary family home to auction at 10am.
Ms O’Dea said 21 Grove St, Red Hill (above) was renovated in 2007 to capture the true essence of modern urban living by combining practical living spaces with a stylish aesthetic.
“It’s in beautiful condition even now, as it was way ahead of its time,” Ms O’Dea said.
“The quality is there and what the buyers have recognised is that quality. What it’s also got is a really fabulous family-friendly floorplan which allows you to be in the kitchen and watch the kids in the pool. It offers what we call a ‘happiness triangle’, when you can walk the kids to school and stop at a cafe on the way home.” |

Meantime, Ray White Ascot’s Ian Cuneo is taking two Brisbane properties to auction on Saturday - a rare inner-city parcel of vacant land at 26 Davidson St, Newmarket and a family home in a popular pocket at 27 Asquith St, Morningside (above).
“It’s super rare to have a vacant inner-city 1214sq m block which is relatively level,” Mr Cuneo said.
As for Morningside, Mr Cuneo said the suburb offered just as much as the busier neighbouring pinnacle suburbs of Hawthorne, Balmoral and Bulimba.
“Morningside offers all the same facilities at a more affordable entry point,” he said.
“It’s a three-bedroom, two-bathroom high-set cottage so the main buyer group is young couples.” |

Finally to Adelaide, where a deceased estate at 98 Finniss St, Oaklands Park (above) is going to auction at 10am local time.
Built in 1962 on a 900sq m block of land, the property has attracted mainly young owner-occupiers as well as downsizers moving closer to the city.
“I think people are seeing good value,” Ray White Marion & Brighton’s Samuel Paton said.
“The demographic in the area has changed a bit over the last few years. It was older but as more development is happening, it’s becoming younger. It’s an area worth keeping an eye on over the next five years.” |
