SPRING selling season kicks off this Saturday with Ray White taking more than 200 properties to auction across the country.

Buyers on tight budgets have a great chance to get into the market when two Ray White houses in Mildura go under the hammer, both carrying an indicative selling price under $231,000.

With a price guide of $210,000 to $231,000, 120 Magnolia Ave, Mildura (above) is being taken to auction at 11am by Ray White Mildura’s Dakota Whitehouse.

“It’s close to the city and is the perfect opportunity to knock over the house and build brand new,” Mr Whitehouse said.

“That whole street, there’s a lot of renovation and redevelopment. It’s the rejuvenation of the inner-city.”

Just down the road at 1pm is the auction of 12 Henderson Place, Mildura (above) which has been managed by Ray White Mildura’s Mark Thornton.

The neat three bedroom home is on a 659sq m block of land within walking distance of the CBD and schools.

“I’m selling on behalf of a gentleman who passed away in the 1950s,” Mr Thornton said.

“He left the home to his kids on the condition his wife could stay in the house and she only just recently moved out. It’s a beautiful house in a great old street. It’s certainly a great opportunity for investors and property flippers.”

With an indicative selling price of $205,000 to $225,000, Mr Thornton said the home was attracting a range of buyers all wanting to put their touch on the property.

“Mildura is such a thriving place on the Murray River, and is such a beautiful country town/regional city,” he said.

“People are shocked when they come here and realise the affordability of our living. It’s easy for young couples to get in and make some money to get a good head start in life which I think is really important.”

Around 20kms from Melbourne's CBD, in the “Toorak of the north”, is the 1pm auction of an acreage property at 9 Macbean Court, Greenvale.

The five-bedroom, three-bathroom single-storey home (above) is accessible via a huge semicircular drive.

“A lot of families head to Greenvale wanting acreage,” Ray White Gladstone Park director Malek Younan said.

“It’s all about the lifestyle and accommodating family needs, with so much space and comfort, it’s good value for money. In 25 to 30 minutes you’re in the CBD.”

The indicative selling price of the 4027sq m property is $1.4 million to $1.5 million.

Also at 1pm is the auction of 17 Banool St, Preston, which is only minutes from Preston Market and Northland Shopping Centre, Preston and Bell train stations, and trams on busy Plenty Rd.

Ray White Epping’s John Metaxas has fielded strong interest from buyers keen on the three-bedroom, one-bathroom home (above) which has an indicative selling price of $600,000 to $660,000.

South-east of Melbourne’s CBD is the 11am auction of an immaculately presented townhouse at 7B Clyve Ave, Mentone.

"It’s a pristine home in a prestige location,” Ray White Cheltenham’s Kevin Chokshi said.

“It’s great for downsizers wanting a single level home with a double garage, and also young families wanting that school catchment and a good entry point into the market.”

The price guide for the three-bedroom, two-bathroom home (above) is $900,000 to $990,000.

In the heart of Melbourne is the 1.30pm auction of a Southbank apartment (above) at 5/58 Wells St which has a price guide of $600,000 to $630,000.

“This development was built back in the ‘90s when apartments were a substantial size so this is like a small house in the city with the Royal Botanic Gardens as your backyard,” Ray White South Melbourne’s Michael Pastrikos said.

Ninety Ray White properties are expected to go under the hammer across New South Wales this Saturday, including Jandera Estate at 145 Daintree Drive, Albion Park (above).

“I’ve had very strong interest in the course of the four-week campaign,” Ray White Figtree principal Ben Baaner said.

“These five to six-acre blocks, there’s hasn’t been one sell in the area since this one sold three years ago so they’re as rare as hen’s teeth. It’s a beautiful homestead on acreage in the middle of suburbia. So far I’ve had buyer interest between $1.65 million up to $1.8 million.”

A Public Trustee and Guardian property at Cabramatta is scheduled to go to auction at 11am.

The sale of the ground floor unit (above) at 2/84 Mcburney Rd is being managed by Ray White Cabramatta’s Steven Milovanovic.

"This particular property is a ground floor unit which is very, very rare in this area and we haven’t listed one for more than 12 months,” Mr Milovanovic said.

“At $350,000, first-home buyers are all over it and investors are showing interest.”

A grand family entertainer in a prime Killarney Heights location is going under the hammer at 2.30pm.

Ray White Fairweather Group’s Brian Fairweather said 27 Blarney Ave was a prestige five-bedroom, four-bathroom home (above) with plenty of space to entertain.

“It’s an exceptional property for the area given that it’s over 1000sq m of land with huge views across Sydney and Chatswood CBDs,” he said.

“On New Year’s Eve, you can see all six sets of fireworks to Sydney Harbour.”

Escape to Byron Bay with the purchase of 10 Belongil Crescent at its 11am auction.

Ray White Byron Bay’s Damien Smith said the north-facing home (above) is in one of Sunrise Beach Estate’s best streets.

“It backs onto reserve and is a large house with the option to do renovations internally,” Mr Smith said.

“We’ve had a mix of interested buyers, a couple of investors from outside of Byron Bay as well as a lot of locals looking for an investment property.”

More than 40 Ray White homes across Queensland are scheduled to go to auction on Saturday.

Ray White Stones Corner sales agent Ben Cannon is taking an established Brisbane home (above) at 131 Watson St, Camp Hill to auction at 9am.

The five-bedroom, two-bathroom home on a large 981sq m block of land has never been offered to the market before.

“Big is beautiful and the thing with land at the moment is it’s as hard as woodpecker’s teeth to try and find in this market,” Mr Cannon said.

“Blocks are getting smaller so these older homes, which you can remove or build dream homes on, are becoming rare.”

At 11am, also in Brisbane, is the auction of a home (above) which is on the market for the first time in three decades.

The much-loved family home at 32 Percival Tce, Holland Park is on a large 797sq m block with wide city views.

“We’ve had a lot of local interest because properties on Percival Tce don’t come up all that often,” Ray White Sherwood’s Lachlan Humble said.

Around 25 minutes from Brisbane’s CBD is the 3pm auction of 52 Beaufort Crescent, Moggill.

The family home on an 854sq m block (above) has a wonderful outlook over the suburb’s rolling hills.

“It’s got eastern views so you get the morning sun and it’s really close to Bellbowrie Shopping Plaza,” Ray White West End’s Matt Sale said.

“Interest is predominantly from young families and first home-buyers. It’s families who want bang for their buck as you can get a rather large house for a competitive price.”

If it’s Gold Coast surf and sand you’re after, Ray White Mermaid Beach sales consultant Tash Santos is taking a waterfront family home (above) to auction at 10am.

The five-bedroom, three-bathroom home at 44 Alec Ave, Mermaid Waters offers 18.3m water frontage with sandy beach, a pontoon to access Main River, swimming pool, outdoor entertaining and landscaped gardens.

“It’s a beautiful property, a large family home only 500m to the beach with a park and cafe precinct down the road,” Ms Santos said.

The auction is scheduled off-site at Ray White Mermaid Beach’s courtyard event at 43 Alfred St, Mermaid Beach.

In Adelaide, Ray White Port Adelaide principal Nick Psarros has another interesting listing going under the hammer on Saturday morning.

Mr Psarros has advised interested parties to ignore the solid brick 1940s house (above) at 34 York Place, Woodville North and focus on the 1019sq m parcel of land.

“The value here is in the land,” Mr Psarros said.

“Forget the house, that’s just a bonus, it’s the land that offers the value. These bigger blocks are becoming rare as many have already been chopped up so this is a great opportunity in a suburb which is transitioning.”
