THERE’S another increase in Ray White auction volumes this Saturday with Victoria, New South Wales and Queensland all preparing a substantial number of homes to go under the hammer.

Of the 372 Ray White auctions scheduled this Saturday, 177 are being hosted by Ray White Victoria which sold 56.9 per cent under the hammer last Saturday according to Ray White data.

There’s nothing else in Box Hill North quite like this four-bedroom architect’s house (above) at 25 Linda Ave.

“There’s so much natural light throughout, it’s the most well lit house you’ll see,” Ray White Box Hill’s Derek Tsao said.

“It’s definitely one-of-a-kind in Box Hill.”

Zoned in the Koonung Secondary and Box Hill North Primary catchments, the property has a 7.7 star rating with hydronic heating, double glazed windows and doors, a north-facing deck and study.

Mr Tsao is taking the property to auction at 3pm local time with an indicative selling price of $1.2 million to $1.3 million.

A gorgeous period home at 49 Hartwood St, Kew East is going under the hammer at 1pm with a price guide of $2.2 million to $2.32 million.

Marketed by Ray White Balwyn’s Bronwyn Lucas, the five-bedroom California bungalow (above) is popular with buyers for its single-story layout.

“All buyers are loving it because it’s big enough for a large family yet on the single level so the family stays connected,” Ms Lucas said.

“It’s been widely very well received and everybody who steps through the door falls in love.”

Another Melbourne beauty going to auction, at 11am, is a four-bedroom double-brick home (above) at 8 Marchant Ave, Reservoir.

“It’s a different looking home to most in the area,” Ray White Preston’s Ian Dempsey said.

“It’s got a lot of period features and was owned by a tradesman so the woodwork is very good, and the current vendor is a stonemason so there’s a lot of very high end professional features.”

Mr Dempsey has listed the timeless home with a price guide of $820,000 to $900,000.

A villa on Melbourne’s city-fringe is also going under the hammer at 11am, marketed by Ray White Coburg’s Nazih Abbouchi.

The two-bedroom brick home (above) at 2/61 The Grove is in a sought-after prestigious pocket of Coburg, minutes from Sydney Rd, Nicholson St, trams, trains, restaurants, shops and Merri Creek parklands.

“It’s in probably one of the most sought after streets in Coburg,” Mr Abbouchi said.

“The Grove is a heritage street where there’s not much turnover.”

Mr Abbouchi said the internal courtyard was a rare and interesting feature.

“It’s renovated with a beautiful courtyard allowing sunlight into the middle of the house,” he said.

“You generally don’t see those courtyards these days and there’s a rear courtyard as well so it’s quite rare.”

Mr Abbouchi is taking the home to auction with an indicative selling price of $580,000 to $630,000.

At 2.30pm, Ray White Carnegie’s Tom Grieve is taking a one-bedroom, one-bathroom first floor apartment (above) to auction with a price guide of $350,000 to $380,000.

The more than 60sq m home at 4/48 Rosstown Rd is at a price point which is attractive to first home buyers.

“Market forces don’t affect this price point quite as much,” Mr Grieve said.

“What we're finding is properties at this price point are still moving, and properties in Carnegie are holding in there quite well.”

Fifty-two Ray White auctions are booked in to occur across Queensland this Saturday, which is on par with last week’s volume across the state.

Families are falling in love with 34 Banksia Ave, Ashgrove (above) which is on the market through Ray White Spring Hill’s Nicholas Carroll.

The renovated five-bedroom, four-bathroom home on a 688sq m block is going to auction at midday.

“It’s quite a modest front but opens up to a really large open-plan living area as soon as you walk in, which leads to a balcony overlooking the pool and pool house,” Mr Carroll said.

The kitchen took out the title for the best kitchen at the 2010 Master Builders Awards, while the house won best renovation between $401,000 - $1.5 million at the same ceremony.

There’s also been plenty of interest in 20 Midgley St, Carina which is going under the hammer at 10am through Ray White Stones Corner’s Ben Cannon.

The completely renovated four-bedroom, three-bathroom home (above) on a large parcel of land is only a street or two away from the hugely popular suburb of Camp Hill.

“Everything we get here goes crazy with a lot more enquiry,” Mr Cannon said.

“There is nothing for buyers to do and the vendors have committed elsewhere.”

Not far away, in Camp Hill, is the 11am auction of a Palm Beach-inspired home (above) at 22 Koondara St.

Ray White East Brisbane’s Ryan Leddicoat said the property was appealing to families wanting to upgrade.

The renovated home has timber flooring, French doors, high ceilings, a beautifully appointed kitchen, rear decks, and a north-facing backyard with a swimming pool, cubby house, sandpit, swing set and inground trampoline.

Ray White Sunnybank Hills’ Morgan Guo is expecting big numbers at the 2pm auction of 22 Grassland Place, Sunnybank Hills.

The six-bedroom home (above) is in The Avenue estate, where contemporary homes are rare.

“Inventory is low in the area so there’s low stock and high demand,” Mr Guo said.

“People are wanting to move in before Christmas too. I think predominately most houses here are 20 to 30 years old but this is a renovated modern home so it’s more appealing.”

An unusual three level home (above) at 94 Ellington St, Tarragindi is going to auction at 1pm through Ray White Bulimba’s Mark Diamond.

The architecturally designed property is only 6kms from Brisbane’s CBD in the popular Wellers Hill State School catchment.

“It is a three level home in an area that traditionally does not allow three level homes,” Mr Diamond said.

“This architecturally designed property benefits from fantastic city views on the top level.”

First time to market for more than 40 years, a 1930s Hendra home (above) on a huge 814sq m block at 50 Harding St is going to auction at 9am through Ray White Albion’s Jon Finney.

“Demand in the area is so strong and you’ve got families coming in who have the money to renovate these properties into luxury family homes,” Mr Finney said.

“Hendra now is really an extension of Ascot and Hamilton.”

Beverley van Twest knows selling the family home (above) is an emotional time but thanks to the generosity of Ray White Morningside principal Dennis Simic her sale will go to help sick kids with chronic and terminal illnesses.

Mr Simic drew Mrs van Twest’s name out a hat to win a draw to win a free marketing campaign worth almost $8,000 - sponsored by realestate.com.au and News Corp among others.

The top performing agent will also donate his commission from the sale to the Starlight Children’s Foundation.

Ray White Queensland’s award-winning chief auctioneer Mitch Peereboom will conduct the onsite auction for free at 55 Bundara St, Morningside on Saturday at noon.

North of Brisbane, a couple of house flippers are hoping for a tidy sum at the auction of 38 Redbank Rd, Redcliffe.

The beautifully renovated three-bedroom, two-bathroom home (above) is on a large 607sq m block within walking distance to the esplanade and beach.

“It’s a high end flip so it’s resonated with the local market because the vendors have done such a nice job,” Ray White Redcliffe’s Loren Mulholland said.

“It’s been popular with investors and people have flown in from Melbourne to see it. Redcliffe is a really strong market as we always have investors but we’re now seeing a lot of the over-60s demographic selling the family home and coming in with cash, or those with sizeable deposits coming with equity from interstate.”

No other property on the market compares to 22-24 Wagawn St, Tugun, according to Ray White Mermaid Beach sales agent Troy Dowker.

The 1950s Gold Coast beach house (above), on a 810sq m double block, is metres from the ocean, beachfront parkland, Tugun Village, Currumbin Wildlife Sanctuary and the weekly Village Markets.

Mr Dowker said the large block, which is going to auction at 10am, offered scope to capitalise with an array of redevelopment options to explore, subject to council approval.

“Beachside Tugun is tightly held and has had little sales activity in the second quarter and first two months of the third quarter,” Mr Dowker said.

“Buyers are now discovering the special part of this coast and are attracted to Tugun for its laid-back vibe and charm.”

Also on the Gold Coast is the 2.30pm auction of a modern family home (above) on a private cul-de-sac with some impressive water views.

The large 990sq m block with sprawling four-bedroom home at 16 Constance Esplanade, Runaway Bay is on the market for the first time since it was renovated by the vendors who are now relocating interstate.

“The views are stunning and it’s an active view as you can watch the boats go past,” Ray White Sovereign Island’s Desiree Shaw said.

“There are multiple living areas, a separate executive office, library, cocktail bar and pool cabana used as a teenager’s retreat.”

Meantime, Gold Coast buyers happy to roll up their sleeves and grab a hammer will be keen on 17 Barrine Drive, Worongary.

The 829sq m property (above) is going to auction at 11am through Ray White Upper Coomera’s Robin Fick.

“I’ve had a lot of enquiry from people interested in renovating,” Mr Fick said.

“It’s a mix of first home buyers looking based on affordability and a few buyers looking for that opportunity to pick up property that needs work they can add value too and on-sell, as well as families wanting to be close to beaches and Robina Town Centre but don’t want to go to Pimpama and Upper Coomera.”

To Sydney where the cheapest house in Killarney Heights, at least for the past couple of years, is going under the hammer at 3pm.

The three-bedroom, two-bathroom home (above) at 5 Cashel Crescent is being marketed by Ray White Fairweather Group’s Brian Fairweather with an attached price guide of $1.35 million to $1.45 million.

"It’s an older property in a beautiful location offering great value,” Mr Fairweather said.

At 2pm is the auction of a deceased estate at 104 Bangaroo St, Balgowlah (above).

“It’s in such a tightly held area,” Ray White Balgowlah’s Andrew White said.

“This property has been in the family for over 50 years. It’s a corner block ripe for construction and it’s in one of those locations people want to stay forever.”

The price guide is $1.75 million to $1.9 million.

In Adelaide, there’s been a solid level of interest in a 724sq m property (above) only 4kms from the CBD at 27 Gilbert St, Ovingham.

“It’s a small suburb but it’s tightly held,” Ray White Norwood’s Nick Borrelli said.

“It was built in the late 1940s/early 1950s so it’s got the traditional high ceilings, large rooms and the big allotment at 720sq m which makes it possible to development down the track (STCA).”

Mr Borrelli is taking the home to auction at 2pm local time.
