BUYERS were out in force last weekend and with registered bidder numbers way up nationally it’s clear that demand is overwhelming supply in today’s market.

Last weekend, there were 5.4 registered bidders to each Ray White auction, representing an increase of 2.1 from a year ago. Ray White Melbourne again had a record number of registered bidders, attracting 6.9 bidders on average to the 12 auctions held virtually in Victoria’s capital.

Increased competition also led to some premium results for the vendors who realised now is the right time to sell.

But there can only be one winner at auction meaning there will be plenty of disappointed buyers from last weekend continuing their search for a new home.

Going into this weekend, these unsuccessful buyers will have 141 chances to finally secure their dream home through auction with Ray White.

Australia’s largest auction market continues to go from strength to strength as listings begin to increase. The Sydney auction to watch this weekend will be for a three bedroom house in Earlwood.

Inspections for the family home at 92 Permanent Avenue (pictured above) have already clicked over the three digits mark with 103 groups eager to see the property.

Ray White Earlwood | Belmore Selling Principal Dean Vasil said the Earlwood home presents the perfect opportunity for buyers wanting to enter the tightly held, blue ribbon suburb.

"We are seeing an abundance of buyers coming from the inner west. They see value in Earlwood and many fall in love with its cultural diversity and lifestyle" Mr Vasil said.

“It’s a popular suburb and always has been. This particular home is only a short stroll to the Cooks River and its desirable open space.

“Although in original condition, this has to be the best maintained property we've had on the books in a long time. A time capsule of sorts and certainly represents fantastic value, the potential is endless."

The Earlwood cottage is going on the market for the first time in 65 years with a price guide of $1.15 million. Ray White New South Wales CEO Jason Andrew will be calling the auction.

Ray White Georges River | St George | Oatley are continuing their run of great auctions this weekend with 1/32-34 Roseberry St, Penshurst (pictured above).

Selling agent Haydon Sacilotto said the townhouse has been popular with first home buyers and upsizers coming from units.

“A lot of buyers like that it’s a freestanding townhouse which is very rare in Penshurst,” Mr Sacilotto said.

“It’s in a small complex and the townhouse itself has been thoroughly renovated including new floors, kitchen, entertainment area and a fresh coat of paint.

“This has been extremely popular with buyers along with the size as well. You could compare it to some freestanding homes in terms of size on title so it’s quite unique in the area.”

As Stage 4 lockdown enters a fourth week, the decision to continue online auctions has paid off for several Ray White Melbourne offices and their vendors as bidders flock to the virtual platforms, eager to buy.

This weekend, Ray White Glen Waverley will again be auctioning virtually with Director Andrew Davies calling the auction from his living room. Going under the hammer is 757 Ferntree Gully Rd, Wheelers Hill (pictured above) through Glen Waverley Area Manager Cristine Jones.

Ms Jones said the property went on the market before lockdown when private inspections were still allowed.

“We had buyers interested before lockdown and they have stayed with us and seen the property physically,” Ms Jones said.

“Of the interested buyers we’ve had a real mixture from investors, a few developers and some owner occupiers.

“They are all seeing the potential and at the moment there are still tenants in the home which makes the investment side appealing while owner occupiers are looking to make their own personal touches and changes.

“But ultimately, the people responding are factoring in the location and reasonable price guide of $810,000 to $830,000.”

Adelaide auctions are set to go off this week with three stand outs in particular. In Enfield, Ray White Norwood Agent Jann Wilksch will be busy with the auction of 15 Turnbull Rd.

Ms Wilksch said she has had more than 50 groups inspect the three bedroom post war home.

“We’re getting a few investors and first home buyers attracted to the land size and potential of the block but mainly we’re seeing interest from developers, especially as the area has had a lot of development activity lately,” Ms Wilksch said.

The auction will be conducted by Ray White South Australia Chief Auctioneer John Morris.

Meanwhile, Ray White West Lakes Principal Larry Finis has had more than 80 groups through 18 Glengarry St, Woodville South (pictured above) over the two week campaign.

Mr Finis said he’s been mainly taking families through the three bedroom home.

“It’s a good, honest family home and buyers are loving the character, potential and size of the land,” Mr Finis said.

“Some buyers want to renovate the interior while others are saying it’s perfect as is.”

Ray White Norwood Agent Brandon Pilgrim is also confident about 20 Sutherland Ave, Semaphore Park going under the hammer this Saturday.

Following new Ray White Ascot recruit Jason Akermanis’ guest appearance at the open home of 42 Woodville St, Hendra (pictured above) last weekend the home is now set to go under the hammer on Saturday.

Selling through Ascot Principal Dwight Ferguson and Agent Alexander Shean, the three bedroom Hendra home has attracted huge interest from families.

“This is a great family home and we’re seeing that in the buyer interest we’re receiving,” Mr Shean said.

“It’s been really well maintained and probably one of the tidiest houses I’ve ever been into.

“Buyers are looking at the home as a renovation project that they can live in for 12 to 18 months and really take their time in getting plans drawn up, raising the house and doing a big renovation down the track.

“It’s reasonably untouched in a renovation sense so it’s kind of like a tidy, blank canvas that someone can come in and put their own touches to.”
