Held at the RACV Royal Pines Resort on the Gold Coast, the bellwether event was long seen as the starting gun for the auction year and 2022 didn’t disappoint.
“This is a day when so many dreams come true for our sellers and buyers,” Ray White Surfers Paradise Group principal and auctioneer Andrew Bell (pictured below) said.
The preliminary auction clearance rate at The Event today was 80 per cent of the residential and commercial properties.
“The most satisfying thing for me is that most properties are selling well over their reserves," Mr Bell said.
"We’ve seen some strong bidding from the floor and online but it's mostly locals in the room bidding.
“There is so much energy in the room. We had an array of properties from all over the Gold Coast in all sorts of price brackets, from beachfront to the mountain ranges.”
Preliminary sales on the day, including 24 properties which sold prior to today, have yielded more than $65 million in value as the momentum from 2021 continued in full force.
The top sale of the day so far went to Ray White Surfers Paradise Group agents Jackson Rameau and Michael Willems with the horse training and rehabilitation facility Fenwick Farm, at 325 Mundoolun Connect Road, Boylan selling for $5.95 million to a local buyer with 10 registered bidders.
The top residential sale so far went to elite agent Jackson Paradise, with 40-42 Karina Crescent, Broadbeach Waters, selling for $3.67 million.
Ray White Managing Director Dan White said if anyone was in any doubt as to whether or not the market would continue this year then “The Event has well and truly stamped its authority.”
“Once again the Surfers Paradise Group has led us all into the new year with a huge amount of confidence with a high degree of energy and excitement,” he said on the Gold Coast.
“I have never seen The Event auction room so full with such fast and furious bidding across all residential and commercial properties.”
Mermaid Beach local Rod McIvor (pictured above) snapped up the first property on the order of sale.
The telco technician was delighted to have secured 4/26 Holland Court, Broadbeach Waters for he and his daughter for $388,000.
“Honestly I am so happy to have picked up a property so close to everything for under $400,000, that’s good buying,” Mr McIvo said, who had been looking and saving up for more than six months.
“The market is still very competitive. I've been to a lot of open homes where there have already been 4-5 offers submitted. I am glad to have found our new home.”
The deceased estate was marketed by Ray White Surfers Paradise agent Glen Williams who had received strong local interest and four registered bidders on the day.
Chevron Island locals Rhonda and Ron Emmett (pictured above) fought off nine other registered bidders to secure 2541/9 Ferny Ave, Surfers Paradise for $1.625 million today.
“We were attracted to Circle on Cavill for its facilities as we have already had a unit there up until a month ago when I sold it,” Ms Emmett said.
“We were only looking at properties that were central and where we could walk to the shops without needing the car. We didn’t want any steps either.”
Agent Henk Schreurs said the apartment had been received strongly with 10 bidders registered to bid and buy today. His sellers were Sydney based investors.
Local architect Rachel Norman, and her building designer partner Pierre Tapper, today bought their first investment property together at 58 Falconer St, Southport for $1.090 million.
“It’s a duplex and we know we can add value quickly and rent it out again,” Ms Norman said.
“We’ve been looking for a few months in this area as it has such great infrastructure and future growth potential. It's got the right density and the light rail, which is what attracted us.”
Seller Noreen Pratap (pictured below) who has owned 1-5/7 View Ave, Surfers Paradise for more than six years was happy to have offloaded her unit today for $470,000.
"I think it’s a good price but for me the time was right as we need a bigger house as we now have our four month old baby Leo, so I want a house,” she said.
“We also have a dog, so we need more room. I highly recommend anyone working with Ray White Southport agent Kyle Judd, he did a great job.”
Ray White Queensland CEO Jason Andrew, who successfully called auctions on the day, said The Event was always a landmark date on the group's calendar.
“The Event is the official starting gun of the Queensland calendar,” Mr Andrew said.
“It really is a litmus test for what's in store for the market that year, it doesn't necessarily define what is in store for the year as the Gold Coast is its own unique market but it certainly gives us a barometer.
“Auctions went from strength to strength in 2021, more people are happy to participate at auctions both from a selling standpoint but also from a purchasing standpoint, we believe that this will only continue to deepen in 2022.”
