A sprawling Sunshine Coast beach house is on the market and scheduled to go under the hammer on Saturday, October 6.

Owners Trish and John Ruwald, based in Sydney’s Double Bay, purchased 12 Martin St, Peregian Beach near-new eleven years ago as their holiday home.

Showcasing Mediterranean and Asian design influences, the 964sq m property is 150m to the beach and a few minutes to Peregian village cafes, shops and popular surf club.

“What attracted us to the house was its ‘wow’ factor,” Mr Ruwald said.

“Having lived in Thailand for six years, we felt very much at home. It always feels like holidays with great space, openness, uniqueness, fresh air and natural light. Plus it’s a great family home as it can sleep nine, and there’s a guest house for visitors.”

The split-level house has five bedrooms, three bathrooms, separate living areas, an office, and multiple outdoor entertaining zones including a rooftop terrace offering panoramic ocean views.

A separate self-contained studio is ideal for not only extended family, but as an Airbnb option or potential home business base.

“It’s located halfway between the airport and Noosa’s Hastings Street, so it’s 15 minutes drive either way,” Mr Ruwald said.

“The location is quiet and from the house you hear the sound of waves. I loved going to the roof terrace and checking out the night sky. The stars are just so clear and bright.”

The Ruwalds have listed their eye-catching beach house for sale with Ray White Peregian’s Robbie Neller.

“The size of the land is so impressive for the area,” Mr Neller said.

“It’s much larger than other parcels in the region, and includes the separate guest dwelling as well as a swimming pool and pond. It’s just perfect for larger families and/or holiday makers because large numbers can be comfortably accommodated."

Mr Neller said interest in the property had been received from far and wide.

“We’ve had some expat interest out of Singapore and Hong Kong, as well as enquiries from Brisbane and Sydney holiday buyers,” he said.

“When you’re there, you feel like you can be anywhere as there’s such a relaxing atmosphere and it’s wonderfully private.”
