The couple, who have one child and another on the way, had been looking to buy a home for more than eight months before landing the winning bid at auction today.

“We were looking to upsize,” Sam said.

“We were attracted to the size of the property and the four bedrooms as we have one child and another baby on the way.

“I actually grew up in Seaview Downs so I know the area really well.”

The Ray White Group scheduled 426 properties to go under the hammer today, with a preliminary clearance rate of 78.6 per cent.

The leading group recorded an average of 5.0 registered bidders and 3.1 active bidders per auction.

The top result for the day went to Ray White Collective selling principal Matt Lancashire who sold 98 Windermere Road, Hamilton, under the hammer for $6.01 million.

The auction with the highest number of bidders was at 29 Sunnydale Street, Upper Mount Gravatt which recorded 25 registered and seven active bidders. The property was marketed by Ray White Mt Gravatt agents Chander Singh and Morgan Tickner and sold under the hammer for $2.96 million.

According to NurtureCloud, the Ray White Group held 6,762 open homes across the nation today, with a total of 28,996 attendees. The property with the highest number of attendees was Ray White West agent Michael Nolan’s listing at 10/135 Park Road, Yeerongpilly, which saw 93 people through the open home today.

SYDNEY

Ray White NSW|ACT head of auctions David McMahon said Ray White NSW scheduled 153 auctions on a “classic sunny spring Saturday” as 150 auctions became the new benchmark.

“The preliminary reports indicate that we conducted only 25-30 per cent of auctions scheduled which is the lowest we’ve seen in recent weeks,” Mr McMahon said.

“We sold 20 per cent of our listings prior to auction, which is on par with our average week to week.

“As buyers are still limited in choice, their appetite for securing property prior to auction has increased therefore they are willing to pay a premium if required.

“As we’ve consistently seen, our clearance rate continues to rise due to low stock and high demand.

“We averaged 3.9 registered and 2.4 active bidders across our auctions today, and although those numbers are down from last week, they remain significantly up from this time last year.”

“Most of our bidders were either investors or renovators,” Mr Le Breux said.

“But the buyers are going to knock down and rebuild their dream home.

Mr Le Breux said the sellers were over the moon with the result.

“Despite the Bulldogs' loss last night, at least there's one celebration today in Belmore,” he joked.

The home had been the seller Wilma’s family home and had been in the family for more than 60 years. Wilma was now downsizing, with her children Craig, Bronwyn, Melissa and Mark helping her to sell the home.

“We were very happy with the result but it’s bittersweet,” Craig said.

“The auction process was quite smooth and went exactly how Jordon described it. We would definitely recommend selling via auction. Jordan ran a great campaign and kept us informed.”

Wilma said there were too many memories from her time in the home to pick one favourite.

“It was a very happy home and we always had people over for meals and parties.”

“The buyers were a couple from the Inner West who used to rent in the building and decided to buy an apartment as opposed to renovating their existing home,” Mr Carvalho said.

The sellers, Richard and Hilary, were relocating back to New Zealand.

“We are very happy with the result and we are very happy for the new purchasers,” Hilary said.

“We absolutely loved the apartment and it was hard to say goodbye. If we weren’t moving to New Zealand we never would have left.

“We were so impressed with Matt. He was the most professional, organised, and wonderful person. We felt he really listened to us.

“We also used the NurtureCloud client portal. We were thrilled with that and it was very helpful.”

MELBOURNE

Ray White Victoria |Tasmania chief auctioneer Jeremy Tyrrell said while footy finals fever gripped the state, auctions were also taking centre stage as volume began to build amidst a highly active buying market.

“The state's largest real estate network, Ray White, had a total of 203 auctions this week, with some strong results landing prior to the weekend,” Mr Tyrrell said.

“In the state’s north, the team at Ray White Benalla had a highly successful Friday afternoon, selling two auctions from two with competitive bidding on both, proving auctions work anytime and anywhere.

“At the quaint rural town of Goorambat, (20 minutes north of Benalla with a population of 300) a four bedroom brick home on 1.3ha, sold under strong competition for $460,000 with five bidders actively competing.

“The winning bidder, Chrissy, was a first time auction bidder and full of a million emotions as she couldn't believe her luck in securing the property.

“As a retiree currently living in Euroa, Chrissy and her husband are excited to set themselves up (along with 3 horses) in the small community lifestyle of Goorambat, famous for its art silos and a great local pub!

“This week across the state, the clearance rate remained strong at 86.1 percent.”

Mr Chokshi said bidding started at $950,000

"Our bidders were two young couples and two downsizers, but after bidding reached $1 million it was the two downsizers bidding it out," Mr Chokshi said.

"A local downsizer who was already living in Mentone won the auction.

"Things are heating up and there’s good confidence.

"I thought if we could get $1 million for this one it would be good, but to get $1.2 million was incredible.”

The sellers, Andrew and Ashton, were blown away by the result.

“It was beyond our expectations,” Andrew said.

“We have a child and we were selling in order to upsize. We are keen to stay in the area,” Andrew said.

“We had been to many auctions but this was our first ever time as a seller as this was our first home.

“The auction process was really smooth and straightforward. We would definitely recommend Ray White and selling via auction.

“I had seen Kevin before at an auction, and we’re really glad we went with him. Every time an issue came up he was very calm and kept us calm which I think comes from his experience. Kevin gave us confidence without arrogance.”

Andrew said he also enjoyed the access to the NurtureCloud client portal.

“I would check the NurtureCloud seller’s portal everyday on the way home from work on the train,” he said.

“It was great to be able to use the live stats like inspection numbers and contract views.”

“We had a mix of first home buyers, investors, and some looking to knock down and rebuild,” Mr Morris said.

“Some first home buyers landed the winning bid.

“The sellers were looking to upsize. This was their first home.

“Now they have a baby and a dog. So they’re looking to upsize and potentially do a renovation.”

The sellers, Rosie and Luke, said they were on cloud nine.

“We had lived there for almost five years and we’re looking to upsize.

“We bought at the start of Covid so everything was set-date-sales, so we hadn’t had a lot of exposure to auctions.

“I didn't know what to expect from the process but we trusted Matt to get the job done.

“The result was insane, we are so happy.

“If we were going to sell a house again I'd definitely sell via auction.”

The winning bid went to a family upsizing.

“We had more than 85 groups through the open homes,” Ms Argiris said.

“The home was unique in the sense it had rear lane access and two double garages. It’s not something you come across in Epping.”

BRISBANE

Ray White Queensland chief auctioneer Gavin Croft said there was still more stock needed to meet demand in the Brisbane market.

“In the Brisbane market the buyers’ appetite to secure property is not slowing down as spring is here,” Mr Croft said.

“We haven’t seen an influx of listings come to the market yet. So demand remains high, but the supply hasn’t yet met the market.

“The good news is it looks like October will begin to provide some more choice for buyers right across the auction market.”

Ray White Collective sent eight properties under the hammer at their in-room auction event at The Calile Hotel today, selling more than $17 million in property.

The top result went to Ray White Collective’s Matt Lancashire who sold 98 Windermere Road, Hamilton, under the hammer for $6.01 million. Mr Lancashire also sold 31 Kitchener Road, Ascot, under the hammer for $3.9 million.

“We specifically feel that our in-room auction event is recording a higher than industry average clearance rate. We have sold seven out of eight properties so far today,” Mr Cush said.

“We think the better result is coming from having the entire team at every auction event, which you can't do in any other format.

“We had entry-level homes right through to prestige. The entire market stood up and performed.

“This was our smallest in-room in a while, off the back of compressing stock, but the results show that there is demand for property in the Brisbane market.

“I think October will be another strong month as we see stock starting to build.”

Mr Singh said the home had attracted a lot of interest, with more than 200 inspections throughout the campaign.

“Most of our interest was from large families looking to take advantage of the space,” he said.

“I think people were attracted to the scope of the home, there’s not many homes like this in the area. It was a very well presented home.

“The winning bid went to a family.

The sellers, Mandeep and Harpuneet, built this as their dream home after six months of designing and planning and two years of construction.

However, after a job opportunity interstate was too good to pass up, the couple decided to sell the home.

“We planned to live here for 10 years so we had put a lot of effort into designing and building,” Mandeep said.

“But now we have a work opportunity so we have bought another home in Perth.

“We are very happy with the result. Chander and Morgan helped us a lot and communicated well with us. We would recommend selling via auction.

“We also found the NurtureCloud portal very helpful where we could see all our views.”

ADELAIDE

Ray White South Australia|Northern Territory chief auctioneer John Morris said spring had sprung for South Australia’s auction market.

“What a week it’s been in South Australia! The Adelaide grand final dream was put to bed last night - but when it comes to auctions, Ray White SA is still sitting right at the top of the ladder,” Mr Morris said.

“We controlled a massive 45 per cent of all auctions across the state last week. That’s not just a one-off; we’ve been holding a more than 40 per cent market share for years, and the dominance just keeps on rolling.

“And the results? They speak for themselves. Clearance rates smashing through 75 per cent, buyers swarming opens, bidding with confidence - spring selling season is in full swing, and Ray White is leading it from the front.

“So while footy season might be over, auction season is only just warming up - and in SA, Ray White is kicking the winning goals week after week.”

The home had been in the seller’s family for a long time and they had now decided to downsize.

“The majority of our bidders were young families who were attracted to the location and the large size of the allotment, as well as the vicinity to the beach,” Mr Pilgrim said.

The buyers, Sam and Rachel, had been looking for 8-9 months.

Sam said this was the first auction they had been to.

“Once the auction got going I felt a bit more confident and I got some great instructions from Reece as well.

“Obviously we won the auction, so that makes all the difference!”

49 Koolunda Avenue, Woodville South

“The bidders were all young families, so it was quite cute watching all the young kids running around on the lawn during the auction,” Mr Kiritsis said.

“The sellers were a family who had outgrown the home and had bought a bigger home by the beach.”

The sellers, Katie and Steve, said they couldn’t believe the result.

“I was a bit of a nervous wreck this morning but it was a great result in the end,” Steve said.

“We had been in the home for 11 years. It was a character home with a large backyard for entertaining and it was only 9km from the city.

“We bought our new home under auction condition so we’ve been both the buyers and sellers at auction.

“Auction is definitely the preferred way in the market at the moment.

“We were so glad we went with Peter as our agent. I think if we went with another agent we wouldn't have got the amazing price that we did today.”
