Ray White Cottesloe | Mosman Park agent Caro Cunningham marketed the property on their behalf, selling it under the hammer today for $3.45 million.

The Ray White Group scheduled 569 auctions today and, with an average of 4.2 registered bidders and 2.9 active bidders per auction, recorded a preliminary clearance rate of 80.6 per cent.

The top auction result for the day went to Ray White Clayfield principal Nicholas Given who sold 14 Florence Street, Clayfield under the hammer for $5.55 million.

The auction with the highest number of bidders went to Ray White Prospect’s Adam Humzy and Stefan Siciliano who recorded 23 registered bidders and six active bidders at their 42 Mallard Crescent, Mawson Lakes, auction which sold under the hammer for $1.5 million.

According to NurtureCloud, Ray White held 7,529 open homes across the country today, with 27,648 attendees. The open home with the highest number of attendees was at 7/18 Washington Crescent, Findon, which attracted 60 groups and is being marketed by Ray White Unley agent Danny Diestel-Feddersen.

NSW

Ray White NSW head of auctions David McMahon said auction volumes were on the rise.

“We saw a 10 per cent year-on-year increase in scheduled auctions this week. That rise continued today with 223 auctions booked on Saturday alone,” he said.

“With that increase in stock levels we’ve seen our bidder numbers drop flighty to an average of four registered, which hovered close to five for the majority of the year.

“But it’s important to note that our active bidders remain strong at 2.8 per auction.

“With the Reserve Bank announcing the rates on hold on Tuesday and perhaps for the foreseeable future we anticipate a fairly consistent end to 2025.”

Bidding opened at $3.4 million.

“The buyers were a young family upgrading in the area,” Ms Cao said.

“They love the position and the potential. They might renovate or rebuild in the future. The kids loved the fish pond out the back.”

The sellers, Rowena, Wendy and Rick, said the home had been in their family since the 1950s.

“It belonged to my great aunt and was left to my mother when she passed away,” Rowena said.

“My grandmother lived there, and more recently my brother Rick was living there, so we’ve always had family there.

“We were very happy with the result and we’re ready to pop the champagne Jess gave us!

“We always knew we wanted to go to an auction. Rick talked to a few different agents and we decided to go with Jess.

“Her communication has been fabulous and Jess and Joy were always there to answer any questions we had.”

Ms Cao sold a second home on Pleasant Avenue today.

“It was the sellers’ (pictured above) family home for about 30 years and now they’re downsizing and moving outside of Sydney,” she said.

“The buyers were a local family upsizing. They already loved the home before it came on the market, so it was meant to be.

“The buyer who bought 19 Pleasant Avenue had actually planned to come to this one if the bidding went crazy at number 19, but luckily they managed to buy that one, so it all worked out.”

The sellers said the sale was bittersweet.

“We’ve been here almost 34 years and when you sell a house that’s been your family home for so long it’s hard to put a price on it, but we’re really happy with the result,” the seller said.

“We know everyone on the street and there were so many neighbours coming out to support us.

“Jess and her team were phenomenal. They did a great job and we’re really happy with the result.

“We sold our previous home by auction but the prices were quite different in 1992. This was a much better experience than our last auction.

“We felt really positive vibes the whole way through and Jess made it look so easy even though we know she worked really hard!”

“Stock levels are still low compared to a typical spring selling season, but despite the recent hold on rates, the lack of stock might keep the market strong.”

With interest from a range of buyers including developers, builders and renovators, bidding opened at $1.5 million.

“The winning bid went to a guy wanting to build a duplex,” Mr Stephenson said.

The home had been in the seller, Dave, said the home had been in his family for more than 50 years.

“My parents have owned it since 1970. I grew up there. I lived there until about 1988,” Dave said.

“The home was originally on the site of the Yagoona McDonalds. There were three sites with three houses on it that McDonalds wanted to buy.

“Mum and Dad moved the house to its current location when McDonalds bought the site, and they renovated and extended it then.”

Dave said he was very happy with the result.

“Craig and the team and the auctioneer did an outstanding job,” he said.

“I felt confident going to auction as Craig informed us it was the best option for our property.”

Ray White Victoria auctioneer and sales performance manager Jake McIntyre said he had noticed some hesitancy in the market this week.

“There’s more stock on the market at the moment, and active bidder numbers are up. But I am seeing a little bit more hesitancy this week due to that interest rate hold,” he said.

“Clearance rates for the last month are at 74 per cent with an average of 2.6 active bidders per auction.

“I think there will be a bit more hesitancy over the next six weeks leading up to Christmas, but I think we’re building up to a strong first quarter of 2026.”

“The winning bid went to a local first home buyer,” Mr Assaad said.

“We had two interstate investors bidding, and the underbidder was actually an investor.”

The seller, Roger, had sold two investment properties through Ray White Wollert already, and today sold his family home.

“I have a good relationship with Michael and the team. They have done a great job marketing all three homes for me,” he said.

“The result today was very good. We are now upsizing and having a tree change.”

Roger said all three of his homes were sold via auction.

“They make the auction process painless,” he said.

“You always get a bit nervous in the lead up to the auction, but Michael and the team are so positive and they know what they’re doing, so they help you feel more confident.”

Mr Fregonese said the seller was a developer while buyer interest was all from owner occupiers.

“There’s more stock hitting the market and good quality properties that are priced well are selling well,” he said.

The buyer was moving from the regions to Melbourne for work and had been renting in Yarraville but she saw more value for money here.

The buyer said she was still processing the auction win.

“I wasn’t expecting to land the winning bid! This was my first auction and it was really nerve wracking,” she said.

“But the process was all really efficient and the agent was really lovely. The team at Ray White Sunshine were great and really helpful.

“I’m feeling a lot of emotions. It’s a beautiful house.”

QUEENSLAND

Ray White Queensland chief auctioneer Gavin Croft said it had been a stellar run of auctions with Ray White in Brisbane over the last month.

“So far the month of October was the first time over the last two quarters where we've tipped over 80 per cent with the clearance rates. We'd been building from 65, 70, 75 over the last few quarters and now we've tipped over to 80 per cent, and it certainly looks like that trend will appear right through the balance of 2025,” Mr Croft said.

“We’ve averaged 6.7 registered bidders per auction over the course of the last month. It's just a wonderful indication of the energy, and certainly the urgency, that we're seeing from buyers right across the marketplace.

“Today in Brisbane there has been a higher level of sold priors. We tend to see this when there's strong heat in the market, with buyers doing everything that they can to secure a property before auction.

“Personally, five out of my eight auctions booked today have sold prior. So it’s a wonderful example of the changes in behavior that we do see when we get the heat in the market. “While the weather's hot, it certainly doesn't seem to be deterring buyers with open home numbers and registered bidder numbers remaining strong right throughout the course of today.”

“Bidding opened at $5 million with strong bidding until the property was sold to a local family,” Mr Given said.

“The sellers are downsizing to Palm Beach, they had owned the home for 25 years.

“It was a bit emotional but they were ready to sell. They were very happy to get it sold under the hammer today.”

Ray White Collective CEO Haesley Cush said the market’s strength was only growing. The inner city business had two auctions today, with this one selling, and the second passing in.

“It’s another week where we’ve had two auctions over $5 million. The second one still has some way to go, but buyers are certainly active and this sale shows the continued confidence in the top end of the market,” he said.

“If people thought the first quarter of 25/26 was strong, they’re going to be blown away with this quarter, for both the entry-level apartment market and the high-end of the market.”

The winning bid went to the tenants who had rented the property for more than a decade.

“The tenants had rented it for a long time and had always dreamt of buying it,” Mr Whisson said.

“The owners decided to take it to auction and the tenants weren't sure if they were going to be able to buy it.

“It was a really competitive auction today, but the tenants ended up on top.”

The buyers, James and Mimi, were able to make their dream come true.

“We had lived there for 10.5 years. It’s a good area and walking distance within everything, we didn’t want to leave,” James said.

“It was the most stressful thing I’ve ever gone through but it feels so good. It’s like a huge weight off our shoulders.

“Now we don't have to worry about renting, or whether our lease is being extended, and we don't have to move.

“Ari talked me through what was going to happen which helped us get more prepared. If he hadn’t I'm not sure what would have happened.”

SOUTH AUSTRALIA

Ray White South Australia chief auctioneer John Morris said Ray White had once again delivered another standout week of auction results with a preliminary clearance rate of 85 per cent.

“That matches last week's strong performance, but here's the kicker: we are 13 per cent up on the same time last year, following on from a 16 per cent lift the week before. So, year on year, our market momentum is real and it is holding,” Mr Morris said.

“Every time we think the market is softening, it is given another jolt and keeps rising. We're still seeing five to six bidders per auction on average with about three of those jumping in on the day. Keeping competition fierce and energy levels high in the front yards and auction rooms right across the state.

“About one in 10 of our scheduled auctions are selling before the day, but those that go under the hammer are being rewarded with about 13 per cent more than the best offers received during the campaign.

“That is a clear vote of confidence in the auction process and the transparency it delivers.

“And as we look ahead, about 90 Ray White auctions are scheduled next week, with the entire South Australian auction market sitting at about 180.

“That means once again, Ray White will handle about half of the state's total auction volume.

“So, clearance rates are holding, bidder activity is strong, and confidence in the auction process is high. The South Australian auction market is firing and Ray White remains the beating heart of it all.”

The sellers, Jess and Marc, weren’t expecting such an amazing turnout at the auction.

“We lived here for 12 years and we started our family here, but we decided 12 months ago to move it a bit closer to the city. We secured another home in September,” Jess said.

“We met Adam back in March at another auction and we built a great rapport. We also met John that day and we loved his auction style.

“Adam put together a really strong campaign and was in constant communication with my husband. We couldn't be happier.

“This was our first home, so it was the first home we’d ever sold. We weren’t expecting this outcome today. Yesterday we only had six registered bidders, so to have 23 registered bidders today was really unexpected.

“The whole backyard was full of people appreciating all the work we had put into our home. It was really lovely to see.”
